CBRE GlobalWorkplace Solutions is a leading global provider of integrated facilities andcorporate real estate management.

We are recruitinga Technical Asset Manager to join the team located in Syngenta, Bracknell. Thesuccessful candidate will be responsible for ensuring that Asset Management isfit for purpose, accurate and part of the effective management of all FM/Infrastructureassets on the site.

Be the subjectmatter expert (SME) and develop and implement a data driven asset managementcontinual improvement plan delivering accurate and valuable data, allowing thebusiness to make informed decisions aligned to Syngenta strategic objectivesand standards.

The Bracknellcampus comprises a varied mix of 27 aged and new buildings: Offices,Laboratories and glass greenhouses.

What You’ll Do

• Critical assets, understand what theyserve, their state and maintenance needs at all times.
• Reduce totaldowntime
• Reduce the numberof failures
• Reduce theseverity of failures
• Metricsincluding, asset downtime, PM ratio and mean time before fix (MTBF)
• Efficient onboarding ofFM/Infrastructure assets into CAFM system (iFM hub).
• Asset changes - Implement onboardingprocess for purchased/new assets.
• Improve capital and life cycle forwardplanning quality and accuracy.
• Deliver key business priorities:

Sustenance Plandelivery

• All investments agreed by Syngenta& submitted to PPM
• Produce and manage a 3-yeardata-driven sustenance plan
• Build accurate and meaningful assetdata.
• Demonstrate intelligent evaluation toof assets to inform asset investment decisions, including but not limited to,sustainability benefits.

Data drivenbudget

• So far as is practical, develop a fullunderstanding of Syngenta HSE and critical assets.
• Update asset data and keep up to datethroughout the end to end lifecycle.
• Build accurate PM ratio metrics on allbusiness and HSE critical assets.
• Build accurate MTBF metric on allBusiness and HSE critical assets.
• Build accurate data on the top tenfailing assets in each month, identify trends.
• Working closely with the operationsmanagers and co-ordinate the project delivery handovers including the SyngentaChange Control Requests (CCR).
• Obtain ongoing maintenance costs fornew assets in preparation of CCR submission.
• Ensure all work is carried out inaccordance with CBRE site Health & Safety procedures.
• Work Closely with the FMP Planner toensure Asset database is current and up to date.
• Ensure all new assets are identifiedby a QR code.
• Deliver quality services in a cost andoperationally effective manner.
• Ability to write advanced reports andcorrespondence.
• Ability to effectively presentinformation to an internal department and/or large groups of employees.
• In addition to the above; otheractivities and responsibilities which may be individually defined as required.

What You’ll Need

• IT skills including MS Office, XL,databases.
• Good written and verbal skills.
• Proficiency in digital assetmanagement (CMMS/CAFM) – iFM hub
• Ability to prioritise workload toeffectively meet deadlines.
• Ability to work on own initiative aswell as part of an integrated site team.
• Demonstrates integrity - actsconsistent with what they say and believe in line with CBRE ethical standards.
• Effective communication with theclient, peers and management team.
• Minimum of 5 years specific experienceof managing asset management systems in commercial and small industrialbuildings.
• Good technical experience sufficientto be able to identify all major engineering assets.
• Good knowledge of engineering systemsin commercial buildings.
• Experience of producing and managingto a strategic asset management plan (SAMP).
• Asset survey knowledge and experience.
• Experience of working with andproducing asset Life Cycle Management (LCM) plans.
• Experience of working with andproducing capital expenditure (CapEx) plans.
• Experienced in data analytics andreporting.
• Experience of working in a similarbuilding environment/business.
• Awareness of workplace Health andsafety.
• Sustainability first mindset for assetreplacement
