You’ll work closely with our Head of Research and Strategic Consulting in New Zealand, the Head of JLL REIS in Australia, and property valuation, development, and agency teams, helping to provide insights that drive business decisions and improve client outcomes. With access to JLL GPT and JLL’s wider tools, you’ll have more time to focus on the analysis that matters.
Snapshot Of Responsibilities
Collect and maintain research data
- Collect and input data from a range of sources, including agents, valuers, government agencies and public records, to keep JLL's NZ databases current and complete.
- Take ownership of updating and quality-checking core databases each quarter, including REIS, development pipelines, transaction trends, retirement villages and StatsNZ demographics, identifying and resolving discrepancies as they arise.
- Liaise with valuation and agency teams to verify data inputs and confirm figures before they're finalised.
- Work with colleagues locally and internationally, including our offshore data team and JLL's Australian REIS team, to find efficiencies in how we collect, process and report data.
- Play a key role in delivering the flagship quarterly JLL REIS subscription service, working alongside our Senior Analyst to manage reporting requirements and facilitate the national bi-annual vacancy surveys.
- Prepare and present quarterly market snapshot reports and presentation collateral, translating REIS and other market data into clear insights for clients and stakeholders.
- Use JLL GPT and other software tools to work more efficiently, freeing up time to focus on higher-value analysis and insights.
- Analyse market data and trends to produce research reports and independently manage smaller research requests, supporting Research, Consulting and Business Development initiatives.
- Contribute to demographic and GIS research, supporting market sizing, site selection and portfolio analysis across the team.
- Contribute to the delivery of thought leadership papers and research publications, helping shape how data and market trends are communicated to clients.
- Play an active role in fee-based consulting engagements, contributing research and analysis and, over time, taking on greater responsibility within client-specific projects.
- Partner with agency and valuation teams to provide research material supporting valuation reports, client pitches and information memoranda, including direct client contact where appropriate.
- Act as an alternative client contact when required, representing the team with confidence and ensuring seamless service delivery.

- Advanced proficiency with Microsoft Office suite (Excel, Word, PowerPoint, Outlook) with strong data analysis skills
- A solid understanding of New Zealand's economic landscape and how key indicators (GDP, CPI, interest rates, employment) impact property markets
- Strong written communication skills with ability to produce accurate, compelling content tailored for the property sector
- Minimum two years' experience in a related field with demonstrated research and analytical capabilities
- Ideally a relevant tertiary degree in property, economics, finance, statistics, geography or related discipline
- Personable communication style with confidence building relationships across diverse stakeholder groups
- Meticulous attention to detail with commitment to accuracy and quality
- Proven ability to manage multiple priorities and deliver to deadlines
- Understanding of commercial property appraisal methodology including time value of money, discount rates and capitalisation rates
- Experience with data visualisation and reporting tools such as Power BI and GIS software, to present research and analysis clearly.
