Today, Vicinity manages a portfolio of approximately 1,000 housing units, including more than 350 operational units and over 650 units under development, mainly located in Brussels, Antwerp, and Liège. To strengthen our Finance team and support the continued growth of the fund, we are looking for a Finance Manager.

Your Mission

As Finance Manager, you will be the CFO’s trusted right-hand person and play a pivotal role within Vicinity’s Finance Department. You will oversee the operational management of a Medior Accounts Payable Officer.

Your scope covers all financial and budgeting aspects of Vicinity, and you will act as a key interface between the Property Management and Finance teams.

You will also serve as the CFO’s back-up for the budgeting model and business plan while actively contributing to the continuous improvement of financial processes and the company's performance management.


Your Responsibilities

👥 CFO’s Right-Hand Person & Team Management

  • Act as the CFO’s trusted right-hand person: serve as the primary point of contact for all financial matters, ensure full coverage of the CFO's operational and strategic responsibilities, and guarantee continuity of the finance function during the CFO’s absence;
  • Supervise and coach the Medior Accounts Payable Officer: planning and allocation of tasks, quality control of financial processing, and support in professional development.


💰 Treasury Management & Credit Control

  • Manage the daily and forecast treasury position of the Group’s four entities: monitor bank balances, prepare and update short- and medium-term cash flow forecasts, and optimize intercompany cash flows;
  • Oversee Credit Control activities: monitor outstanding receivables and follow-up actions with tenants and other stakeholders, manage payment delays and potential disputes, and regularly report to the CFO on exposure to doubtful debts;
  • Manage operational banking relationships.


🏢 Day-to-Day Financial Management of Buildings

  • Manage rent calls, service charge provisions, and other outgoing invoices of the fund, while ensuring the proper functioning of related automation processes. Monitor rent indexations and potential adjustments to service charge provisions in coordination with Property Managers;
  • Ensure financial follow-up of recurring and non-recurring building-related expenses (including technical interventions): monitor incoming invoices, validate accounting and analytical allocations, follow approval workflows, manage payments, and oversee tenant recharges where applicable;
  • Prepare annual service charge settlements and ad hoc settlements for departing tenants (billing component);
  • Maintain and further develop financial dashboards for Property Managers.


🏗️ Financial Management of Renovation and Real Estate Development Projects

  • Ensure financial monitoring of the buildings’ CAPEX program;
  • Maintain and further develop financial dashboards for Project Managers.


⚙️ Digitalization & Continuous Improvement of Accounting and Financial Processes

  • Continuously improve analytical accounting to ensure that financial reporting and dashboards evolve in line with the fund’s development;
  • Continuously identify and implement improvements to accounting and financial processes in collaboration with our Digitalization Manager, with the objective of increasing efficiency and achieving operational excellence.


📊 Quarterly, Semi-Annual and Annual Closings

  • Lead and coordinate quarterly closings for the Group’s four entities in close collaboration with the CFO, external accounting firm, and auditors (annual closing): coordinate timelines, review accounting entries, validate reconciliations, and oversee the preparation of financial statements;
  • Contribute to the preparation of quarterly reporting for the Board of Directors as well as semi-annual and annual reporting for shareholders.


📈 Budget & Business Plan

  • Act as the CFO’s back-up for the budgeting model and business plan: maintain a strong understanding of all assumptions, model structure, and simulation mechanisms, with the ability to independently present and defend financial figures;
  • Participate in the preparation of the annual budget and quarterly reforecasts, in coordination with and in support of the CFO.


🏦 Financing Operations

  • Participate in the Group’s financing transactions, both debt and equity, in support of the CFO: prepare financing files, contribute to due diligence processes, coordinate with lenders, investors, and advisors, and monitor financing conditions and covenants.


🚀 Projects

  • Contribute to ad hoc projects led by the Finance Department.


Your Profile

✅ Education & Experience

  • Master’s degree in Business Engineering, Civil Engineering, Finance, Management, or equivalent;
  • Minimum 5 years of relevant professional experience;
  • Ideally, you began your career in external audit (Big Four or equivalent audit firm), complemented by a second experience within a company in corporate finance, controlling, financial analysis, treasury, or real estate;
  • Experience in real estate, investment funds, private equity, fiduciary/accounting firms, or another demanding financial environment is considered an asset.


💼 Technical Skills

  • Good knowledge of Belgian accounting standards (BE GAAP);
  • Good understanding of consolidation mechanisms;
  • Knowledge of IFRS standards is an asset;
  • Excellent command of Excel and financial modelling;
  • Affinity with reporting tools, ERP systems, digitalization projects, and AI.

🌍 Languages

  • Dutch and French: excellent written and spoken command of one language and a solid professional command of the other;
  • English: good professional written and spoken command.
