Job Responsibilities Include
- Review, process, and maintain audit-ready resident and applicant files for all Tax Credit (LIHTC) and Section 8 certifications, including initial move-in certifications, annual recertifications, and interim certifications.
- Stay current on changes in LIHTC and HUD regulations and roll out required updates to policies, procedures, resident notices, leases, and addenda as directed by the Compliance Director and Compliance Manager.
- Communicate daily with onsite property management teams to provide guidance, resolve discrepancies, and support compliance with all applicable regulatory requirements.
- Conduct onsite compliance file reviews and quality control audits; identify and address areas of concern, and coordinate with third-party agencies on audit findings.
- Calculate, monitor, and implement income and rent limits; ensure Housing Assistance Payment (HAP) contracts and Utility Allowance adjustments align with regulatory requirements.
- Prepare and submit monthly compliance reports, year-end reporting, and required data entry into compliance management and property management systems (Yardi Voyager).
- Ensure all practices comply with Fair Housing laws to promote equal opportunity and non-discrimination across all properties.
- Provide training and guidance to onsite staff on compliance procedures, regulatory updates, and documentation standards.
- Other Compliance tasks assigned by the compliance director or the compliance manager.
- Minimum 2 years of experience in affordable housing compliance, property management, or a related field; LIHTC experience required;
- In-depth knowledge of Section 42 Tax Credit (LIHTC) and HUD Project-Based Section 8 regulations, including income qualification, rent limits, and annual recertification requirements;
- Tax credit certifications strongly preferred: WSHFC Fundamental and/or Advanced, HCCP, C3P, or equivalent nationally recognized credential; willingness to obtain certification within 6 months of hire required;
- Familiarity with Fair Housing laws, EIV (Enterprise Income Verification), TRACS, HAP contracts, and Utility Allowance calculations;
- Proficiency in Yardi Voyager or comparable property management software; strong Microsoft Excel skills required;
- Exceptional attention to detail and organizational skills with the ability to manage multiple properties and deadlines simultaneously;
- Strong written and verbal communication skills; ability to provide clear guidance and support to onsite teams remotely;
- Self-motivated and able to work independently in a home office environment while maintaining strong team collaboration;

Salary: $66000 - $72000 per year
