About the Role
The Executive Director – Asset Management is the strategic lead of Miral's Asset Management function, accountable for the long-term value, performance and resilience of an operating portfolio spanning attractions, hospitality, retail, entertainment venues, cultural and mixed-use assets. The role has been deliberately repositioned from an operational, facility-led remit to a strategic, value-led mandate.
Reporting to the Chief Portfolio Officer, the Executive Director is responsible for the Group's Strategic Asset Management Plan, sets the capital allocation logic for the standing portfolio, and governs the interface between development, delivery and operations. Representing Miral's interests as asset owner, the Executive Director holds operators, brand partners and joint-venture partners accountable for delivery against agreed commercial and service standards.
The role further carries a Group compliance mandate to establish and govern a single, auditable asset management framework across the portfolio, and will lead the function through its planned integration with Yas Asset Management while sustaining uninterrupted performance.
Strategic Asset Management & Portfolio Leadership
- Own the Group Strategic Asset Management Plan, translating Miral's corporate strategy into asset-level objectives, retention and divestment positions, and multi-year performance targets.
- Establish a consolidated view of portfolio performance covering asset value, yield, net operating income, occupancy, throughput and total cost of ownership, and report it to the Chief Portfolio Officer, Executive Committee and Board.
- Lead annual business planning for each asset, defining its value creation strategy, capital requirements, commercial initiatives and risk position.
- Advise on acquisition, disposal and repositioning decisions, working with Development, Investment Analysis and Finance to test returns and protect long-term portfolio value.
Asset Performance & Commercial Value
- Hold operators, hotel management companies, tenants and concessionaires accountable for performance against agreed budgets, key performance indicators and brand standards, and intervene where delivery falls short.
- Deliver measurable improvement in asset-level financial performance and reduce the cost of operating the portfolio.
- Govern leasing, licensing and commercial agreements across retail, food and beverage, entertainment and mixed-use assets, ensuring terms protect Miral's position and that the tenant mix supports destination strategy.
- Lead negotiations with hotel operators on management and franchise agreements, including budget approval, capital reserve, brand standard and performance test provisions.
- Identify and realise underutilised value across the portfolio, including space, sponsorship, naming rights, ancillary revenue and asset repurposing opportunities.
Capital Planning & Lifecycle Management
- Own the lifecycle and capital replacement plan for the operating portfolio, ensuring assets are maintained to standard and capital is allocated on the basis of evidence.
- Prioritize and sponsor the annual capital expenditure program supported by business cases that link each investment to safety, compliance, guest experience or financial return.
- Govern the interface with Development, Development Design and Projects Delivery so that operability, maintainability, whole-life cost and handover readiness are addressed from concept stage.
- Lead the commissioning, handover and stabilization of new assets into operation, including defect liability management, warranty enforcement and completion of the asset information record.
- Ensure condition surveys, valuations and technical due diligence are completed on a defined cycle and inform capital and strategic decisions.
Group Compliance, Governance & Risk
- Establish and govern a Group-wide asset management framework aligned to ISO 55001, supported by a documented policy, strategic plan and asset management plans that connect Board objectives to asset-level activity.
- Own the accuracy and completeness of the Group fixed asset register in partnership with Finance, supporting internal controls over financial reporting, statutory audit, insurance and valuation requirements.
- Ensure compliance with all UAE regulatory, municipal, civil defence, licensing, health and safety and environmental obligations, and with shareholder undertakings.
- Discharge Employer's Representative accountabilities on mixed-use mandates, including World Trade Centre and Abu Dhabi Plaza, ensuring contractual, technical and commercial obligations are met.
- Apply the Delegation of Authority, enterprise risk management framework, procurement policy and internal control standards; maintain the asset risk register and report material exposures.
- Ensure adequate insurance cover, business continuity arrangements and crisis readiness across the portfolio, and lead the asset response to any major incident.
Operator, Partner & Stakeholder Management
- Represent Miral's interests as asset owner and serve as the primary point of contact for hotel operators, brand partners, joint-venture partners and outsourced service providers.
- Build and maintain trusted relationships with government entities, regulators, master developers and destination stakeholders across Abu Dhabi.
- Represent the function at the Executive Committee, Board sub-committees and investment forums, presenting clear recommendations for decision.
- Work closely with Finance, Legal, Risk and Compliance, Commercial, Projects, Development and Marketing to align asset decisions with Group priorities.
- Manage the transfer of the retail portfolio and Facilities Management scope, preserving Miral's strategic oversight and commercial interests throughout.
Data, Systems & Technology
- Establish a single, authoritative source of asset data covering registers, condition, maintenance, lease and contract information, and drive its adoption across the Group.
- Introduce condition monitoring, predictive maintenance and energy analytics to reduce lifecycle cost and unplanned downtime.
- Establish performance dashboards and reporting standards that give leadership timely visibility of value, risk and compliance.
- Ensure asset information is captured at project handover in a form that is usable, auditable and retained for the life of the asset.
Sustainability & ESG
- Embed the Group Sustainability Strategy into asset operations, including energy and water efficiency, waste reduction, decarbonization and green building certification.
- Set and deliver measurable sustainability targets at asset level and report progress against Group and national commitments while ensuring sustainability and climate resilience are assessed in every capital and lifecycle investment decision.
Experience & Qualifications
- Minimum of 15 years' experience in asset management, real estate or hospitality, including at least five years as an Executive Director or equivalent level.
- Proven record of managing a large, mixed-use operating portfolio across multiple asset classes. Experience of attractions, entertainment venues or destination assets is preferred; large-scale hospitality and retail asset management is essential.
- Demonstrated experience representing an asset owner in the management of operators, hotel management companies and brand partners, including the negotiation of management agreements and the enforcement of performance obligations.
- Experience establishing or materially strengthening an asset management framework, governance model or compliance regime at group level.
- Experience transitioning assets from construction and commissioning into stable operation, and of leading a function through organizational integration or restructuring.
- Experience in the Gulf region is a significant advantage, together with a working understanding of the UAE regulatory, municipal and licensing environment.
- Command of asset lifecycle management, whole-life costing, capital planning and total cost of ownership.
- Strong financial acumen, including valuation, investment appraisal, budgeting and the development of business cases.
- Expert understanding of leases, management agreements and concession contracts, and of Employer's Representative obligations.
- Working knowledge of ISO 55001, internal controls over financial reporting as they apply to fixed assets, and enterprise risk frameworks.
- Fluent written and spoken English & Arabic
