THE TEAM

CBRE DCS Japan is a fast ‑ growing, high ‑ performance organisation supporting hyperscale, colocation, and enterprise data centre clients across Tokyo and Osaka.

To support this growth, CBRE is seeking an experienced Capacity Manager who will act as an owner of growth, ensuring the business has the people, technical capacity, mobilisation readiness, and operational scalability required to deliver new contracts and expand existing ones.

ROLE PURPOSE

The Capacity Manager, Japan is responsible for enabling and accelerating business growth by ensuring CBRE DCS Japan has the right capacity, structure, and mobilization readiness to support new business wins and expanding client portfolios across Tokyo and Osaka.

The role works closely with Business Development, Operations, Technical, and HR teams and plays a critical role in:

  • New contract mobilisations
  • RFP and bid support
  • Forward capacity planning for a fast‑paced growth environment

Key Responsibilities

Capacity & Growth Enablement

  • Own and manage capacity planning across Tokyo and Osaka, ensuring readiness for:
    • New client mobilisations
    • Contract expansions
    • Increased technical and operational scope
  • Develop and maintain forward‑looking resource, capability, and mobilisation plans aligned to the growth pipeline
  • Act as a central coordination point to ensure growth does not outpace delivery capability

Mobilisation Ownership

  • Act as an owner of mobilisation activities for new business wins, ensuring:
    • Timely readiness of people, systems, processes, and infrastructure
    • Clear mobilisation plans, milestones, and risk management
    • Smooth transition from bid to steady‑state operations
  • Coordinate mobilisation inputs across Operations, Technical, QHSE, HR, and Finance
  • Support post‑mobilisation reviews and continuous improvement

Business Development & RFP Support

  • Support Business Development and RFP processes, including:
    • Capacity modelling and resourcing inputs
    • Mobilisation strategies and timelines
    • Operational assumptions and scalability planning
  • Provide credible, practical input to proposals, ensuring CBRE can deliver what it sells
  • Participate in client presentations and tender clarifications as required

Stakeholder & Client Collaboration

  • Work closely with internal stakeholders across Tokyo, Osaka, and the wider APAC DCS team
  • Build trusted working relationships with:
    • Business Development leaders
    • Account Directors and Operations Managers
    • Technical and Reliability teams
  • Support client confidence by ensuring growth plans are realistic, robust, and executable

Continuous Improvement & Reporting

  • Track and report on:
    • Mobilisation performance
    • Capacity utilisation trends
    • Growth risks and constraints
  • Identify opportunities to streamline mobilisation and scaling processes
  • Support the development of standardised mobilisation and capacity planning frameworks for Japan

Required Knowledge & Skills

  • Business ‑ level English and high business ‑ level Japanese
  • Strong understanding of data centre or critical environment operations
  • Experience supporting business growth, mobilisation, or expansion programmes
  • Ability to operate comfortably in a fast ‑ paced, ambiguous growth environment
  • Strong stakeholder management and cross ‑ functional coordination skills
  • Commercial awareness and understanding of how growth impacts service delivery
  • Clear, structured communicator with high attention to detail
  • Proactive, ownership ‑ driven mindset

Background & Experience

  • Experience in data centres, critical facilities, facilities management, engineering services, or operational delivery
  • Exposure to:
    • Mobilisations
    • Business development support
    • Operational scaling or capacity planning
  • Prior experience in Japan or working within Japanese business culture is highly desirable
  • Leadership or coordination experience in matrixed environments preferred
