WHAT YOU'LL DO


  • Oversee the financial and operational performance of assigned assets, including hotels, serviced apartments, and Minpaku units
  • Liaison with stakeholders such as property management companies, building management companies, trust banks, lenders, accounting firms, lawyers, insurance companies, etc.
  • Ensure accuracy of monthly Owner Reports with detailed breakdowns of revenue, occupancy, expenses, and profitability by unit or property
  • Manage OTA revenue performance, including tracking daily pricing, promotions, payout schedules, and trends in collaboration with the Revenue team
  • Analyze and optimize room revenue through rate strategy, occupancy forecasts, and seasonal adjustments
  • Address urgent finance and operational issues (e.g., incorrect payments, ad hoc refund requests, short-term booking adjustments)
  • Oversee and coordinate the onboarding of new assets, ensuring smooth OTA listing setup, revenue modeling, and operational handover across PM, RM, and Admin teams.
  • Property/portfolio analyses such as performance analysis, market analysis, etc
  • Preparation of budget and business plan
  • Planning and execution of major repair plans
  • Consolidate and review hotel and OTA revenue reports, identifying trends and recommending pricing or sales strategy adjustments
  • Track and manage budgets, financial statements, ADR (Average Daily Rate), and overall revenue compilation
  • Support capex/opex planning for renovation projects, FF&E upgrades, and operational enhancements
  • Maintain and refine reporting templates for executives, investors, and property owners
  • Act as a bridge between Asset Management, Operations, Revenue, and Customer Service teams to ensure alignment and smooth execution.
  • Provide financial and performance data to Leasing, CS, and Maintenance teams to enhance guest experience and property profitability
  • Respond to finance-related inquiries from other departments promptly and effectively
  • Participate in cross-functional initiatives such as new system implementation, process , or policy reviews affecting asset performance.
  • Handle and maintain records of security deposit refunds, ensuring accuracy and alignment with operational conditions
  • Follow up on delayed or missing payments from guests, OTAs, or partners, liaising with relevant teams for resolution
  • Process, issue, and maintain records of invoices and receipts for guests, corporate clients, and vendors
  • Review and control vendor-related operational expenses (e.g., cleaning, linen, utilities, maintenance) to ensure budget compliance and performance optimization
  • Conduct monthly bank reconciliations, ensuring accounting records match bank statements
  • Verify and reconcile OTA (e.g., Airbnb, Booking.com, Rakuten Travel) sales and payout data with internal accounting and reporting systems, including revenue breakdown, tax, and commission.


REQUIRED SKILLS AND QUALIFICATIONS


  • A minimum of 5 years working experience in asset management.
  • Interested in the Japanese real estate market and hospitality industry
  • Well connected with resources and vendor networks in the industry
  • Growth mindset with a proactive working attitude
  • Able to adapt to changes and work collaboratively as well as independently
  • Skilled in prioritizing and organizing tasks
  • Skilled in communicating and presenting effectively with stakeholders
  • Attention to detail and meticulousness about quality control is a must.
