Manage day-to-day operations for an assigned property portfolio, coordinating timing and completion of all property projects. Requires strong communication skills, the ability to juggle multiple priorities, and comfort working with diverse stakeholders.

Key Responsibilities

  • Tenant & Lease Management: Review leases and prepare abstracts; manage billing, collections, and late-rent notices; ensure ongoing lease compliance (insurance, payments, maintenance, occupancy)
  • Tenant Relations: Serve as primary tenant contact; conduct tenant visits and quarterly interior inspections; coordinate move-ins/move-outs
  • Vendor Management: Oversee vendor performance and contract compliance; bid and scope vendor services; approve invoices; conduct regular property inspections (janitorial, landscape, engineering, security)
  • Property Operations: Conduct monthly property inspections with photo documentation; respond to emergency/after-hours issues; maintain accurate records on company drives
  • Capital Projects: Coordinate with Construction Managers; monitor project progress and contract compliance; approve invoices
  • Financial Reporting: Review monthly accruals and general ledger; prepare variance, delinquency, and leasing activity reports
  • Budgeting & Reconciliations: Prepare annual budgets and year-end reconciliations; verify accuracy of income, expenses, and recoveries
  • Team Support: Provide portfolio coverage for other Property Managers as needed; represent the company professionally with clients

Qualifications

  • Bachelor's degree (BA/BS) preferred with 3-5 years of related experience. In lieu of a degree, a combination of experience and education will be considered.
  • Real Estate License required where mandatory by local regulation.
  • Intermediate to advanced skills with Microsoft Office Suite, including Excel. Knowledge of Yardi or MRI and Kardin preferred. AP and CMMS proficiency required.
  • Experience with commercial office, retail, and industrial properties highly preferred. Working knowledge of leases, contracts, financial instruments, property taxes, and construction required.
  • Advanced knowledge of financial terms and principles; ability to forecast outcomes, prepare budgets with long-term capital plans, and deliver insightful variance reports.
  • Excellent written and verbal communication skills; ability to clearly convey complex topics and lead exchange of sensitive information.
