Commercial Property Manager

We are partnering with a well-established commercial real estate organization seeking a hands-on Commercial Property Manager to oversee a portfolio of retail and commercial assets across the greater DC region. This is a great opportunity for someone who enjoys managing multiple properties, working directly with tenants, vendors, ownership, leasing, and construction teams, and taking full responsibility for the operational and financial performance of a portfolio.

The ideal candidate will bring experience managing multi-site commercial properties, shopping centers, retail centers, mixed-use assets, or a similar portfolio where tenant service, building operations, financial discipline, and vendor management all matter.

What You’ll Do:

• Oversee the day-to-day operations, maintenance, and appearance of a portfolio of commercial and retail properties.
• Conduct regular property inspections and partner with maintenance teams, vendors, and contractors to ensure properties are operating efficiently and professionally.
• Prepare and manage operating budgets, cash flow projections, variance reports, accruals, and monthly financial reporting pro
• Review rent rolls, sales reports, tenant billings, operating expenses, escalations, and above-standard services.
• Manage vendor bids, service contracts, purchase orders, invoice coding, and accounts payable processes.
• Build strong tenant relationships through regular communication, site visits, issue resolution, and proactive retention efforts.
• Coordinate with leasing and construction teams on tenant onboarding, tenant improvements, and smooth transitions from construction to operations.
• Support lease administration, collections, legal matters, insurance requirements, risk management, security, and fire/life safety compliance.
• Respond to urgent property issues and emergencies as needed, with a strong sense of ownership and responsiveness.

What We’re Looking For:

• 3+ years of commercial property management experience, ideally within retail, shopping center, mixed-use, or multi-site portfolios.
• Comfort managing multiple properties, tenants, vendors, priorities, and deadlines at once.
• Strong understanding of building operations, maintenance, vendor contracts, budgets, CAM/operating expenses, variance reporting, and tenant relations.
• Ability to partner effectively with leasing, construction, accounting, legal, maintenance, and ownership/asset management teams.
• Strong communication, follow-through, organization, and problem-solving skills.
• Proficiency with Microsoft Office and property management software; experience with Yardi, MRI, or similar systems is a plus.
• Bachelor’s degree preferred; RPA, CPM, or real estate license is a plus.
