MISSION
As a Project Manager, you will be responsible for overseeing and managing the successful execution of development projects from inception to completion.
As a project manager you will collaborate with cross-functional teams, including architects, contractors, consultants, and government entities, to ensure that projects are delivered on time, within budget, and in compliance with all applicable regulations.
The ideal candidate has a strong background in real estate and hsospitality development, excellent leadership abilities, and a keen eye for detail.
MAIN RESPONSIBILITIES
Responsibilities:
Project Planning and Strategy:
- Coordination and secure all entitlements, such as architectural License, building permits, etc.
- Develop project plans, timelines, and budgets in collaboration with stakeholders.
- Define project objectives, deliverables, and success criteria.
- Determine resource requirements and allocate them effectively.
Project Development:
- Preparation and Management RFP and procurement of design consultant teams (architects & engineers).
- Collaborate with architects, engineers, and contractors to develop project designs and plans.
- Coordinate with regulatory authorities to ensure compliance with zoning, building codes, and permits.
- Manage the bidding/tender and selection process for contractors and vendors.
- Monitor project progress and provide regular updates to stakeholders.
- Resolve any issues or conflicts that may arise during project execution.
Budgeting and Cost Control:
- Develop and manage project budgets, ensuring adherence to financial constraints.
- Monitor and control project costs, identify cost-saving opportunities, and mitigate cost overruns.
- Providing support for sales department and users, including the preparation, and clarifying any kind of documents related to commercial purposes.
- Review and approve project-related invoices and payments.
- Conduct financial analysis and forecasting to ensure project profitability.
- Monitor construction progress, review construction drawings, review construction change orders.
Stakeholder Management:
- Communicate and collaborate effectively with internal and external stakeholders.
- Management and coordination of all players involved in the project and construction phase.
- Provide regular project updates to senior management and other relevant parties.
- Foster positive relationships with clients, investors, contractors, and regulatory authorities.
- Address stakeholders' concerns, resolve conflicts, and manage expectations.
- Other Condominium-related matters.
Quality Control:
- Develop and implement quality control procedures and standards.
- Conduct regular inspections and ensure compliance with quality requirements.
- Manage the punch list and ensure timely resolution of any deficiencies.
Project Documentation:
- Maintain accurate and up-to-date project documentation, including contracts, permits, and reports.
- Prepare comprehensive project reports and presentations for stakeholders.
- Ensure proper record-keeping of project-related correspondence and documentation.
- Obtaining certificates of conformity after project completion.
- Helping obtain licenses with regular contacts to concessionaries.
Key Requirements:
- Education in Civil Engineering.
- Minimum of 5 years of experience.
- Experience in Contractor and Inspection valued.
- Fluency in English valued.
- Experience in using Autocad and MS Project.
