Established in 2014, Shiki Properties is a fast-growing operator and developer of boutique accommodation, managing hotels, machiya townhouses, short-term rental properties, monthly rental properties, primarily in Kyoto and Osaka.


About Hanamiya Hotel


Hanamiya Hotel is a newly built, six-room upper-upscale hotel scheduled to open in October 2026.


Located in one of Kyoto’s most prominent visitor areas, the hotel benefits from a prime location overlooking the Kamo River. A high-end sushi restaurant tenant is already operating on the first floor and will oversee breakfast service, with seasonal kawadoko riverside dining also available.


The owner is an experienced, professional industry player with a listed hospitality entity and the property will be operated by Shiki Properties.


Through its intimate size, the hotel aims to provide attentive service and memorable stays that reflect Kyoto’s cuisine, culture, and seasons.


Position Overview


We are seeking a hands-on Hotel Manager to oversee the property from pre-opening preparations through ongoing hotel operations.


The Hotel Manager will serve as the on-site leader and take primary responsibility for the overall operation of the hotel. This includes reservations, revenue management, accounting, human resources, marketing, purchasing, and facility management. The Hotel Manager will lead these functions while receiving specialized support from Shiki Properties’ central team when required.


This is not a desk-based role focused solely on administrative management. As the face of the hotel, you will welcome guests, lead a small team, and take responsibility for a broad range of operational, sales, and revenue-management duties.


As Hanamiya's on-site leader, you will also serve as the hotel's primary point of contact with the Shiki Properties Head Office, ensuring the property is aligned with wider brand standards, portfolio initiatives, and group-level commercial, operational, and reporting practices.

Key Responsibilities


Pre-Opening and Hotel Operations

  • Establish operational systems, SOPs, and service standards in preparation for the October 2026 opening
  • Recruit and train staff and manage shifts and daily duties
  • Oversee front desk, housekeeping, and facility-management operations
  • Maintain quality and safety standards throughout guest rooms and common areas
  • Coordinate with vendors, construction-related parties, and the central support team
  • Manage the hotel’s P&L, budget, operating expenses, and key performance indicators


Sales and Revenue Management

  • Build and nurture relationships with luxury travel agencies, travel advisors, DMCs, and other industry partners
  • Personally handle and convert high-value direct-booking inquiries
  • Manage ADR, RevPAR, occupancy, room inventory, and availability
  • Develop packages combining accommodation, dining, transportation, and cultural experiences
  • Develop pricing strategies in collaboration with the Shiki Properties revenue team
  • Maintain brand quality across the hotel website, OTAs, social media, and public relations


Guest Experience

  • Welcome guests and assist them throughout check-in, their stay, and departure
  • Manage VIP guest preferences, dietary requirements, anniversaries, and special occasions
  • Recommend and arrange restaurants, private transportation, guides, and cultural experiences
  • Anticipate guest needs and provide personalized service
  • Respond promptly and professionally to guest complaints and operational issues
  • Use guest reviews and feedback to improve service quality


Liaison with Head Office

  • Act as the principal liaison between Hanamiya Hotel and Shiki Properties' Head Office on operational, commercial, and brand matters
  • Ensure the hotel adheres to group-wide brand standards, service protocols, and reporting requirements
  • Share guest insights, market intelligence, and operational learnings to benefit the wider Shiki portfolio
  • Coordinate cross-property initiatives, campaigns, and partnerships involving other Shiki hotels, machiya, and rental properties
  • Participate in regular portfolio reviews, revenue meetings, and strategy sessions with the central team


Requirements


Essential

  • At least five years' experience at a luxury hotel, high-end ryokan, or five-star property
  • Experience managing hotel operations or guest services
  • Business-level communication skills in both Japanese and English
  • Experience supervising, training, or managing staff schedules
  • Understanding of hotel KPIs, including ADR, RevPAR, and occupancy
  • Knowledge of Kyoto's culture, dining scene, tourism, and local area
  • Availability to work shifts, including weekends and public holidays
  • Willingness to assist hands-on with on-site duties when required


Desirable

  • Management experience at a boutique hotel, ryokan, or comparable property
  • Experience supporting a hotel or ryokan pre-opening
  • Experience in revenue management, budgeting, or P&L management
  • Sales experience in the hotel, travel, or tourism industry, including direct-booking conversion
  • Experience operating a restaurant, kawadoko, or seasonal food and beverage service
  • Familiarity with hotel systems such as PMS platforms, OTAs, and channel managers
  • A genuine love for Kyoto and a desire to share its culture, cuisine, seasons, and character with guests

Conditions


Working Hours

  • Eight working hours per day


  • Shifts may include morning, evening, and overnight hours as well as weekends and public holidays


Sample Shifts

7:00 a.m.–4:00 p.m.

2:00 p.m.–11:00 p.m.

10:30 p.m.–7:30 a.m., including breaks and rest time

Working hours may be adjusted according to operational requirements.


Holidays and Leave

  • A one-month variable working hours system will be applied. Two days off per week(8–9 days off per month / shift-based)
  • Paid leave will be granted in accordance with company regulations and the Labor Standards Act.

※ Shift work may include weekends and public holidays.


Salary

Monthly base: ¥450,000–¥600,000

Annual total : ¥5,400,000–¥8,400,000

Performance bonus: up to two months' salary (inclusive in annual total)

※ The monthly salary includes a fixed overtime allowance.

※ The fixed overtime allowance is paid as compensation for 20 hours of overtime work and the premium wage for 〇 hours of late-night work.

※ The base salary excluding the fixed overtime allowance, the amount of the fixed overtime allowance, and the applicable number of hours will be clearly stated in the written statement of working conditions.

※ Any overtime work, holiday work, or late-night work exceeding the hours included in the fixed overtime allowance will be paid separately at the legally required premium rate.
