Role Overview
The CRE Asset Manager is responsible for the strategic and operational performance of a diverse portfolio including office buildings, retail centers, and multifamily properties. This role bridges high-level financial strategy with hands-on property maintenance oversight to maximize Net Operating Income (NOI) and property value. The ideal candidate will leverage Artificial Intelligence (AI) tools to automate workflows, enhance predictive maintenance, and drive data-backed investment decisions.
Key Responsibilities
- Strategic Portfolio Management: Develop and execute annual asset plans, quarterly goals, and strategic roadmaps for office, retail, and apartment assets.
- AI-Enhanced Operations: Implement AI systems to automate high-volume workflows such as lease abstraction, rent roll processing, and tenant communication.
- Property Maintenance & Facilities Oversight:
- Lead regular property inspections to evaluate physical condition and operational discipline.
- Oversee service contractors (janitorial, landscape, HVAC) and manage vendor conformity with contract requirements.
- Coordinate capital improvement projects, including unit rollovers and building system upgrades.
- Leverage AI for predictive maintenance, analyzing sensor data to identify and resolve issues in HVAC, plumbing, and elevators before they escalate.
- Financial & Performance Analysis:
- Analyze monthly and quarterly financials against pro-forma projections and research variances.
- Use AI-driven dashboards for real-time monitoring of occupancy, rental income, and operating expenses.
- Perform quarterly asset valuations and manage lender compliance requirements.
- Tenant & Lease Management: Oversee lease administration, tenant relations, and delinquency resolution across all three asset classes.

Required Skills & Qualifications
- Experience: At least 5 years of progressively responsible experience in commercial real estate asset management or property management.
- Technical AI Proficiency:
- Experience with AI-powered modeling and document intelligence tools (e.g., LeaseLens, Prophia, or similar platforms).
- Ability to use large language models (LLMs) to automate reporting and summarize complex legal/financial documents.
- Maintenance Expertise: Deep understanding of base building systems and the ability to manage complex maintenance crews and contractors.
- Education: Bachelor’s degree in Real Estate, Finance, Business, or a related field. Professional designations like CPM or CCIM are highly preferred.
- Software: Proficiency in Yardi, Argus, and advanced Microsoft

Compensation:
Asset Manager: Base salary $100,000 - $130,000 + NOI based performance bonus.
Applicants must be currently authorized to work in the United States on a full-time basis and able to commute to Houston, TX.
