About The Opportunity
Our Client is seeking an experienced Residential Property Manager to oversee a portfolio of residential properties. This role is ideal for someone who enjoys balancing owner communication, tenant relationships, leasing activity, property condition, maintenance coordination, and financial performance. The position supports both the physical and financial management of residential investment properties while working closely with internal property management, maintenance, and accounting teams.
The right person for this role will bring strong follow-through, sound judgment, and a service-focused approach when working with owners, tenants, vendors, and internal support staff. This position requires regular travel to properties, vendor meetings, inspections, project sites, and other business-related locations.
What You Will Do
As the Residential Property Manager, you will take ownership of daily portfolio operations, including occupancy, leasing activity, renewals, vacancy concerns, property condition, inspections, maintenance follow up, income, expenses, and budget performance.
You will partner with internal team members to support tenant applications, lease renewals, move in and move out processes, maintenance coordination, vendor scheduling, owner approvals, reporting, and ongoing property operations.
This role also includes showing vacant units, overseeing marketing and leasing activity, supporting applicant screening, coordinating unit walkthroughs, reviewing vendor proposals, monitoring delinquent accounts, addressing owner and tenant concerns, reviewing invoices, and preparing operational and financial reports.
Key Responsibilities
- Manage a residential property portfolio with a focus on service, accuracy, property performance, and owner satisfaction.
- Oversee leasing activity, vacancy management, renewals, tenant move ins, tenant move outs, and unit condition documentation.
- Coordinate with maintenance and property management team members on inspections, preventative maintenance, repairs, vendor scheduling, and project follow up.
- Review vendor proposals, estimates, and scopes of work, then provide recommendations to owners when approval is needed.
- Monitor tenant delinquencies and follow up through phone calls, written notices, payment arrangements, and escalation when needed.
- Communicate regularly with owners, tenants, vendors, insurance agents, accounting staff, and internal property management team members.
- Prepare and review status updates, correspondence, financial reports, and operational budgets.
- Respond to tenant, owner, vendor, email, and phone inquiries in a timely and professional manner.
- Support urgent property or maintenance matters, including occasional after hours emergencies.
- Active Hawaii Real Estate License in good standing.
- Strong knowledge of the Hawaii Residential Landlord Tenant Code and Fair Housing laws.
- Experience with residential property management, portfolio management, leasing, owner relations, tenant communication, and maintenance coordination.
- Experience with AppFolio or similar property management software.
- Proficiency with Microsoft Outlook and Microsoft Office 365.
- Ability to travel between multiple properties and conduct property inspections, site visits, vendor meetings, and maintenance-related follow-up.
- Valid driver license and required vehicle documentation for business related travel.
