We’re partnering with a rapidly growing real estate investment and operating company focused exclusively on student housing to hire a Director of Property Management.

This is a highly visible leadership role overseeing property operations across a growing portfolio of student housing communities. The Director will work closely with ownership and senior leadership to strengthen operational performance, develop high-performing teams, and support the continued expansion of the platform.

What You’ll Do

• Lead property management operations across a multi-state portfolio of student housing communities.
• Develop, support, and hold accountable Regional Managers, Property Managers, and onsite teams.
• Create and execute strategies that improve occupancy, pre-leasing, NOI, resident satisfaction, and overall portfolio performance.
• Monitor portfolio-wide financial and operational metrics, including leasing velocity, concessions, delinquency, operating expenses, budget variances, and resident retention.
• Lead annual budgeting, forecasting, business planning, and operational reviews.
• Establish consistent operating standards, policies, SOPs, and best practices across the portfolio.
• Conduct regular property visits to evaluate staffing, leasing performance, maintenance standards, curb appeal, and resident experience.
• Oversee hiring, coaching, performance management, and succession planning for property leadership.
• Partner closely with ownership, asset management, accounting, marketing, maintenance, and acquisitions.
• Lead the operational onboarding, stabilization, and integration of newly acquired communities.
• Identify opportunities to improve systems, reporting, staffing structures, and operating efficiency as the portfolio grows.

What We’re Looking For

• Bachelor’s degree preferred.
• 8+ years of property management experience within student housing or multifamily.
• Prior experience as a Director of Property Management, Director of Operations, Senior Regional Manager, or comparable portfolio leadership role.
• Student housing experience strongly preferred.
• Proven experience overseeing a multi-market or multi-state portfolio.
• Strong financial acumen, including budgeting, forecasting, NOI management, and operational reporting.
• Demonstrated ability to develop regional and property-level leaders while building high-performing teams.
• Experience creating and implementing scalable operating standards and processes.
• Familiarity with Entrata or a comparable property management platform.
• Willingness to travel regularly throughout the portfolio.
