Real Estate Manager

This role supports the Senior Real Estate Manager in performing the tasks necessary for new stores/brand extension development in accordance with the Company’s plans in order to maximize the potential of store penetration in high growth mini markets. Customers include Operations, Finance Department, Development Team, internal Legal, external solicitor, external agents and Landlords.

Site Development Planning

• Implement PMO process to optimize the site development and site selection process (Projections of sales, payback and ROI based on fact and decision logic process)
• Assist in the strategic planning for profitable growth by engaging in annual Vision Plan exercise with stakeholders.
• Select the best location and negotiate best value for all real estate acquisition.
• Help establish new market development ideas to further develop the McDonald’s Brand and make recommendations from a Real Estate view point.
• Understand and communicate the impact of opening and closing restaurants has upon the profitability of the company.

Real Estate Process

• Manage the real estate process to ensure all projects are in compliance with McDonald’s minimum standards and regulatory requirements.
• Manage the rental costs of the portfolio to ensure that it is in line with market level under which the restaurants can be operated profitably.
• Participate in the annual review and the 3-1-Q process by consolidating all the figures and presenting at Staff Meetings for presentation.

People Relationship

• Maintain working relationships and is the real estate resource for local country.
• Demonstrate and actively promotes the team approach to Development.
• Develop and utilize the network of brokers and other outside consultants.
• Promote the development of outside consultants.

Job Requirements:

• Minimum Diploma / Degree with at least 5 years of relevant working experience in real estate industry
• Sound financial knowledge and good analytical skills
• A team player with good communication and interpersonal skills
• Able to work in a dynamic and fast-moving environment
