Our client is a well-established property management and real estate services provider based in Dublin, managing a diverse portfolio of residential developments across the Greater Dublin Area. With a strong reputation for delivering high standards of customer service, maintenance oversight, and asset management, they work closely with residents, property owners, contractors, and stakeholders to ensure developments are maintained to an exceptional standard. Due to continued growth, they are now seeking an experienced Residential Block Manager to join their team.

Your New Role

As a Residential Block Manager, you will take ownership of a portfolio of residential developments, ensuring that common areas, building services, and property assets are professionally managed and maintained. This is a varied role that combines property operations, contractor management, budget control, and stakeholder engagement to ensure residents and clients receive a first-class service.

Responsibilities

Manage a portfolio of residential developments and ensure properties are maintained to a high standard.Coordinate planned and reactive maintenance works across multiple sites.Arrange and oversee contractors, suppliers, and service providers.Carry out regular property inspections and identify maintenance requirements.Monitor contractor performance and ensure works are completed safely, efficiently, and within budget.Assist with annual budgeting, service charge expenditure, and financial reporting.Review invoices and track costs against approved budgets.Support insurance claims, renewals, and property compliance requirements.Respond to resident, tenant, and client queries in a professional and timely manner.Ensure developments remain compliant with relevant property legislation and health and safety requirements.Prepare property reports and provide regular updates to clients and stakeholders.Support sustainability initiatives and energy efficiency improvements across managed developments.

What You Will Need to Succeed

  • Minimum of 3 years' experience in residential block or property management.
  • PSRA Category D Licence or eligibility to obtain one.
  • Strong understanding of residential property management and common area maintenance.
  • Knowledge of the MUD Act and related property management legislation.
  • Excellent communication and stakeholder management skills.
  • Strong organisational skills with the ability to manage multiple priorities.
  • Proficient in Microsoft Office, particularly Outlook, Word, and Excel.
  • Ability to work independently while contributing positively to a team environment.
  • Full clean driving licence and access to your own vehicle.
