Senior Asset Manager – Development & Leasing – Mileway
We are looking for an experienced and commercially driven Senior Asset Manager – Development & Leasing to join our team in Düsseldorf.
In this role, you will drive the leasing strategy and commercial performance of our logistics and light-industrial development pipeline, primarily across the Rhine/Ruhr region. You will manage leasing activity throughout the development cycle, from initial concept and planning through construction, lease-up and stabilisation.
This is not a traditional asset management role focused primarily on maintaining stabilized assets, nor is it a land-acquisition position. You will work closely with our Technical Development Managers and other internal teams to shape developments from an occupier and market perspective.
Your market knowledge, customer relationships and commercial expertise will influence the positioning of our projects and contribute directly to the long-term value of our portfolio.

What you'll do
Drive leasing across our development pipeline
- Develop and execute leasing strategies for logistics and light-industrial developments, primarily in the Rhine/Ruhr region.
- Manage leasing activity at different stages of the development cycle, from initial planning through construction, lease-up and stabilisation.
- Build and maintain a strong pipeline of prospective occupiers and leasing opportunities.
- Lead commercial negotiations for new leases and oversee transactions through to completion.
- Drive occupancy, income growth and long-term value creation across the development portfolio.
- Work closely with external brokers and advisors, setting clear expectations and monitoring performance.
Shape developments from an occupier perspective
- Partner with Technical Development Managers to help define project concepts, product specifications and occupier requirements.
- Provide market and customer insights to support design, investment and development decisions.
- Contribute to project positioning, marketing strategies and go-to-market plans.
- Analyse local market trends, occupier demand, rental levels and competitor activity.
- Ensure that projects remain aligned with changing customer requirements and market conditions.
Build strong market relationships
- Develop productive relationships with occupiers, brokers, logistics operators, industrial businesses and other relevant market participants.
- Engage directly with prospective and existing customers to understand their operational and property requirements.
- Represent Mileway at customer meetings, industry events and conferences.
- Position Mileway as a preferred partner for occupiers and advisors in the logistics and light-industrial market.
Create value through commercial excellence
- Prepare commercial recommendations and leasing assumptions for development business plans.
- Support investment decisions through market intelligence, financial analysis and commercial advice.
- Contribute to annual budgets, forecasts and reporting relating to leasing, income and development performance.
- Develop innovative leasing and marketing approaches for speculative and build-to-suit developments.
- Collaborate with Development, Construction, Finance, Legal and Asset Management colleagues to maximise project value.
- Identify commercial risks and opportunities and provide clear recommendations to senior stakeholders.
What you'll bring
- At least seven years of relevant experience in leasing, asset management, development or commercial real estate.
- A strong track record of delivering leasing transactions and commercial results.
- Experience with development projects is a must, particularly within logistics, light-industrial or business-space real estate.
- Strong knowledge of the German commercial real estate market, ideally including the Rhine/Ruhr region.
- An established network of relevant market contacts or demonstrated ability to build strong relationships with occupiers, brokers and advisors.
- Strong commercial judgement and the ability to translate market insights into practical recommendations.
- Excellent negotiation, communication and stakeholder-management skills.
- Strong analytical and financial capabilities, including experience with rental analysis, budgets and business plans.
- An entrepreneurial and proactive approach, with the ability to work independently and take ownership.
- Fluency in German and English.
- A relevant university degree or equivalent professional experience.
- A collaborative mindset and the ability to work effectively across multidisciplinary and international teams.
