Role Description

The Property Manager is a full-time role based in Citywest in Dublin, responsible for overseeing day-to-day management of a portfolio of residential and/or commercial properties.


Key Responsibilities

  • Financial Management: Draft, manage, and monitor annual service charge budgets; oversee sinking funds and debt recovery.
  • Maintenance & Operations: Plan and coordinate preventative and emergency maintenance for communal building elements (lifts, roofs, communal areas, landscaping).
  • Site Inspections: conduct regular inspections, prepare reports for clients and stakeholders, and assist with resolving issues promptly and professionally
  • Contractor Management: Issue tenders, review SLAs, and supervise third-party contractors on-site.
  • Compliance & Safety: Ensure all managed properties strictly comply with health, safety, and fire regulations, maintaining up-to-date documentation.
  • OMC Governance: Organise and attend Owners’ Management Company (OMC) Board Meetings and AGMs, preparing detailed presentations, minutes of meetings etc.
  • Client Relations: Act as the primary point of contact for directors, leaseholders, and residents, resolving queries promptly and professionally.


Minimum Eligibility Requirements

  • Licensing: Must hold a valid PSRA License (Category D).
  • Experience: Minimum of 2–3 years of experience specifically managing residential or mixed-use blocks in Ireland.
  • Legislation: Working knowledge of the Multi-Unit Developments (MUD) Act 2011.
  • Skills: Excellent communication, interpersonal and dispute resolution skills, financial acumen, and high-level written and verbal communication. Proactive problem-solving approach, attention to detail, and commitment to delivering a high standard of customer service. Proficiency with property management software (e.g. Blockman), general office applications (e.g. MS Office), and comfort working with digital tools and databases.
  • Mobility: Full clean Irish driving license and access to a vehicle for regular site visits.
