The successful candidate will be responsible for managing a diverse commercial property portfolio, building strong relationships with tenants and stakeholders, and ensuring properties are maintained, compliant, and operating efficiently. The role requires excellent organisational skills, commercial awareness, and a proactive approach to problem-solving. Ideally the applicant currently holds or has recently held a PSRA licence category D.
Role And Responsibilities
Reporting directly to the Property Director, the successful candidate will be responsible for:
- Managing a portfolio of commercial and mixed-use properties to ensure optimal performance and client satisfaction.
- Liaising with tenants, landlords, contractors, service providers, and management committees.
- Managing tenant leases and tenancy-related matters to maximise occupancy and return on investment.
- Supporting the marketing and letting of vacant units through engagement with estate agencies and prospective tenants.
- Preparing and monitoring property budgets, forecasts, and cash flow projections.
- Managing service charge budgets, reconciliations, and annual apportionments.
- Coordinating facilities management activities, including planned preventative maintenance and reactive repairs.
- Overseeing health and safety procedures, emergency response plans, and insurance compliance across the portfolio.
- Ensuring all properties comply with relevant Irish property legislation, regulatory requirements, and statutory obligations.
- Preparing regular reports and performance updates for senior management.
- Coordinating AGMs and fulfilling statutory requirements for Owners' Management Companies (OMCs) where required.
- Excellent organisational, communication, and interpersonal skills.
- Strong financial, budgeting, and reporting capabilities.
- Proficiency in Microsoft Office and property management software systems.
- The ability to prioritise workloads and perform effectively in a fast-paced environment.
- A proactive approach to problem-solving and decision-making.
- Experience working within a busy property management, facilities management, or real estate environment.
- Knowledge of Irish property legislation and regulatory requirements.
- Experience managing commercial properties, shopping centres, office developments, retail parks, or mixed-use schemes would be advantageous.
- 3-5 years' experience in a Property Management role (preferably with commercial experience)
- Educated to degree level in property related discipline
- PRSA qualified or meet licensing criteria as outlined by the PRSA for a D licence.
