Macdonald & Company is exclusively retained by a leading owner and operator of residential real estate to appoint an Asset Manager for its Houston headquarters.


This is an outstanding opportunity to join a well-capitalized real estate platform responsible for a national portfolio of residential assets. Working alongside an experienced leadership team, the successful candidate will play a key role in driving asset performance through strategic business planning, capital investment, operational oversight, and value creation initiatives.


The position offers a unique blend of strategic asset management and hands-on execution, partnering closely with operations, facilities, finance, construction, and executive leadership to maximize long-term portfolio performance.


Responsibilities

  • Develop and execute asset-level business plans designed to enhance operational performance and maximize long-term asset value.
  • Lead annual business planning, budgeting, forecasting, and capital investment strategies across a multi-asset portfolio.
  • Prioritize and oversee capital improvement initiatives based on return on investment, operational requirements, resident experience, and asset lifecycle planning.
  • Manage renovation and capital projects from planning through completion, ensuring projects are delivered on time and within budget.
  • Monitor portfolio performance, identify trends, and recommend strategies to improve NOI and overall asset value.
  • Partner with operations, facilities, construction, finance, and senior leadership to execute portfolio objectives.
  • Manage third-party consultants, contractors, and vendors while negotiating contracts and maintaining quality standards.
  • Prepare portfolio reporting, business plan updates, capital forecasts, and performance analysis for senior leadership.
  • Evaluate operational risks, building systems, deferred maintenance, and compliance matters to protect and enhance asset performance.
  • Identify opportunities to improve operational efficiency, reporting, and portfolio management processes.


Qualifications

  • 7+ years of experience in real estate asset management, portfolio management, capital planning, facilities management, or property operations.
  • Experience overseeing multiple assets within multifamily, seniors housing, healthcare, hospitality, or other residential real estate sectors.
  • Strong financial acumen with experience managing budgets, forecasting, capital allocation, and business planning.
  • Proven ability to manage multiple projects while balancing strategic priorities and day-to-day execution.
  • Excellent analytical, communication, and stakeholder management skills.
  • Advanced proficiency in Excel and reporting tools.
  • Bachelor's degree in Real Estate, Finance, Construction Management, Engineering, or a related discipline preferred.
  • Willingness to travel nationally as required.
