A Houston-based commercial real estate investment firm focused on industrial properties across key Texas markets, primarily multi-tenant business parks and industrial outdoor storage (IOS) is seeking a Director of Real Estate Operations. The firm takes a disciplined, data-driven approach to acquisition, development, and active asset management, with a growing portfolio across the Houston metro and surrounding Texas markets.
This is a high-impact leadership role working alongside the Managing Partner, with responsibility for overseeing property operations, vendor management, capital projects, budgeting, compliance, and portfolio performance. The ideal candidate enjoys building processes, improving operations, and driving accountability across a real estate portfolio.
Highlights:
- Lead day-to-day operations across a commercial real estate portfolio
- Oversee third-party property managers, vendors, contractors, and service providers
- Own property operating budgets, forecasts, and financial performance
- Review monthly financial statements, variances, and KPIs to drive operational decisions
- Manage capital improvement projects from planning through execution
- Ensure compliance with insurance, regulatory, and property-related requirements
- Negotiate and manage vendor contracts and service agreements
- Develop and implement standardized operating procedures and best practices
- Partner with ownership on acquisitions, dispositions, due diligence, and strategic initiatives
- Mentor and lead internal operations staff while fostering a culture of accountability
Ideal Background:
- 7+ years of commercial real estate operations experience
- Experience managing multiple properties
- Strong financial acumen, including budgeting, forecasting, and financial statement review
- Hands-on experience with Yardi, AppFolio, Buildium, MRI, or similar property management software
- Demonstrated proficiency using AI tools (e.g., ChatGPT, Microsoft Copilot, Claude, etc.) to improve efficiency, automate workflows, and enhance day-to-day business operations.
- Advanced Excel skills and comfort analyzing operational and financial data
- Proven success managing vendors, capital projects, and operational initiatives
- Excellent communication skills with the ability to work directly with executives, investors, and external partners
- Bachelor's degree preferred; relevant real estate designations are a plus
Compensation:
- $125,000 - $175,000 base + bonus, based on experience
