A growing student housing owner-operator is seeking a Portfolio Marketing Manager to drive leasing and marketing performance across a multi-state portfolio.
This is not a traditional corporate branding role. You’ll work directly with property operations and onsite leasing teams to develop campaigns that generate traffic, strengthen pre-leasing, and improve occupancy. The ideal candidate understands how to turn marketing data into practical property-level strategies and can manage several communities at different stages of the leasing cycle.
What You’ll Do
- Build property-specific marketing plans based on leasing velocity, occupancy, competitive positioning, and university calendars.
- Identify underperforming communities and implement targeted strategies to increase qualified leads, tours, applications, and leases.
- Manage digital campaigns across Google, Meta, TikTok, email, and other channels.
- Track lead sources, conversion rates, cost per lead, campaign ROI, and overall leasing performance.
- Partner closely with regional leadership, property managers, and leasing teams to execute local marketing initiatives.
- Manage third-party agencies, advertising partners, and marketing vendors.
- Oversee property websites, social media, online reputation, email campaigns, and digital content.
- Develop campus partnerships, grassroots marketing programs, resident events, and outreach initiatives.
- Conduct market and competitor research to inform pricing, positioning, concessions, and campaign strategy.
- Travel periodically to properties during lease-up and critical pre-leasing periods.
What We’re Looking For
- 3+ years of portfolio, regional, or property-level marketing experience.
- Experience within student housing, multifamily, hospitality, or another location-based consumer business.
- A track record of supporting leasing, occupancy, lead generation, or customer acquisition goals.
- Working knowledge of Google Ads, Meta Ads Manager, social media, email marketing, and digital analytics.
- Ability to interpret campaign and leasing data and adjust strategy accordingly.
- Experience supporting multiple locations, markets, or operating teams.
- Strong project management skills and a hands-on, execution-oriented approach.
- Student housing experience is strongly preferred but not required for candidates with relevant multifamily or performance-marketing backgrounds.
