Director of Development
Lead and direct delivery of the development plan and the P&L of entire development portfolio
Reports to: Chief Development Officer
Department: Development
Span of Control: Supervises: 5 direct reports, 3 indirect reports
Principal Accountabilities:
- Lead the profitable execution of the business plan of the portfolio optimizing cost drivers (budget, schedule, etc) with revenue drivers (sales, leases) until exit (i.e. handover to asset management, handover to clients)
- Review, challenge, improve, and approve Masterplans and Architectural Designs prepared by project teams consistent on Development Managers, Design Managers and Project Managers
- Ownership of and regular management of P&L and cash flow plan for entire portfolio
- Lead feasibility study/business plan preparation with support from team
- Oversee concept design and selection of architects, designers, engineers and contractors led by Development Manager and Project Manager
- Lead sales strategy and tactics in order to maximize profitability of his portfolio
- Oversee the successful development of all assets by liaising with Head of Technical and Head of Sales/Marketing
- Lead the development of business plans and updates of the Development Brief
- Oversee regular reviews and monitoring of existing investments as per the existing reporting procedures
- Lead and manage within respective function: talent development, defining policies, processes and guidelines, Board representation, MIS reporting etc
Candidate Requirements
- Minimum 15 years of experience in the real estate development and construction sector.
- Proven track record of successfully delivering at least three large-scale commercial real estate projects from concept through completion.
- Bachelor's degree in Engineering or Architecture is mandatory. An MBA from a reputed academic institution is an advantage. Relevant industry certifications or professional designations are desirable.
- Strong ability to conceptualize and develop innovative project ideas, with excellent critical thinking skills and the confidence to challenge conventional approaches.
- In-depth knowledge of the regional real estate market, industry trends, and market dynamics.
- Strong financial acumen with the ability to manage project feasibility, budgets, financial modeling, and commercial performance throughout the project lifecycle.
- Excellent stakeholder management, negotiation, and leadership skills, with the ability to collaborate effectively across cross-functional teams and external partners.
- Demonstrated strategic planning and decision-making capabilities, with a results-oriented approach to project delivery.
