About ParkIt


ParkIt is a Kansas City-based valet parking, parking management, traffic control, and hospitality services company serving hotels, hospitals, restaurants, event venues, commercial properties, and special events.


We are expanding our business development efforts throughout the Midwest, with particular emphasis on St. Louis and Omaha. We are seeking an experienced, motivated business development professional who wants the opportunity to work directly with ownership, help shape regional growth strategy, and build substantial recurring and event-based revenue.


Position Overview


The Regional Business Development Manager is responsible for identifying, developing, and closing profitable new business opportunities.


This is a hunter role. The successful candidate must be comfortable building a pipeline from the ground up, initiating conversations with decision-makers, conducting site visits, developing client-specific solutions, and managing longer B2B sales cycles.


The position focuses on selling:


* Valet parking services

* Hospital and healthcare valet services

* Hotel valet and parking operations

* Parking management and parking control

* Traffic and directional control

* Hospitality staffing

* Event valet, parking, and traffic control services


ParkIt Transportation, LLC is a separate company and is not included within this position unless separately assigned in writing.


Key Responsibilities


* Build and manage a qualified regional sales pipeline.

* Identify and pursue hotels, hospitals, healthcare facilities, event venues, property managers, restaurants, municipalities, and commercial clients.

* Research target accounts and identify decision-makers, influencers, ownership groups, management companies, and current vendors.

* Prospect through phone, email, LinkedIn, referrals, networking, and in-person market development.

* Lead discovery meetings, site visits, and operational assessments.

* Understand each prospect’s needs, budget, timeline, purchasing process, and operational challenges.

* Coordinate with ParkIt operations to evaluate staffing feasibility and service requirements.

* Work with leadership to develop pricing, proposals, and contract structures.

* Present proposals and negotiate terms within company-approved parameters.

* Maintain accurate CRM records, activity notes, next steps, and forecasts.

* Develop relationships with hotel groups, healthcare organizations, property managers, developers, venues, and referral partners.

* Attend approved networking and industry events.

* Support the transition of signed business into operations.

* Identify opportunities to expand clients into additional locations or service lines.

* Track competitive activity and market opportunities.


Strategic Markets


Kansas City


Pursue select high-value recurring contracts, portfolio opportunities, strategic relationships, and profitable special-event business.


St. Louis


Develop a meaningful pipeline with hotels, healthcare organizations, venues, property managers, mixed-use developments, and commercial clients.


Omaha


Build on ParkIt’s existing market activity through recurring accounts, venue relationships, restaurant opportunities, and special events.


Regular regional travel is required. ParkIt does not guarantee an exclusive territory and reserves the right to pursue or assign opportunities in any market.


Performance Expectations


Because many hospitality, healthcare, and institutional opportunities have longer sales cycles, performance will be evaluated using both activity and results.


Successful candidates will demonstrate:

During the first 90 days, the representative will be expected to complete onboarding, build a prioritized target-account list, establish a consistent prospecting rhythm, conduct qualified meetings, and develop a meaningful regional pipeline.


Annual production goals will be established based on experience, territory development, pipeline maturity, profitability, and market conditions.


Qualifications


Required


* Three or more years of successful B2B outside sales, business development, or territory-development experience.

* Demonstrated ability to generate opportunities through outbound prospecting.

* Experience managing multi-step or longer-cycle sales opportunities.

* Ability to communicate confidently with executives, general managers, facility leaders, property managers, administrators, and business owners.

* Strong follow-up, organization, and CRM discipline.

* Ability to conduct professional client meetings, site visits, and presentations.

* Willingness to travel throughout Missouri, Nebraska, Kansas, and other approved markets.

* Valid driver’s license, reliable personal vehicle, and acceptable driving record.

* Ability to work independently while collaborating closely with ownership and operations.


Preferred


Experience selling recurring, labor-based, operational, or facility-related services, including:


* Facility services

* Commercial cleaning

* Uniform and workplace services

* Security

* Staffing

* Hospitality

* Healthcare services

* Waste or environmental services

* Parking management

* Property services

* Commercial landscaping

* Restoration services

* Food or facilities management


Experience with companies such as Cintas, ABM, Allied Universal, City Wide Facility Solutions, Aramark, Sodexo, UniFirst, Republic Services, WM, Metropolis, Towne Park, LAZ Parking, SP+, or comparable service organizations may be particularly relevant.


Parking-industry experience is helpful but not required. Demonstrated ability to prospect, build relationships, and close profitable business is more important.
