Schedule: Monday to Friday | 9:00 AM – 5:00 PM AEST
About the Role
We're looking for an experienced Property Manager to join our Australian client and take ownership of a residential property portfolio. This role is ideal for someone who thrives in a fast-paced environment, enjoys building strong relationships with property owners and tenants, and can confidently manage a portfolio with minimal supervision.
You'll be responsible for the day-to-day management of approximately 200 residential properties initially, with the opportunity to manage a larger portfolio as the business grows.

Key Responsibilities
- Independently manage a residential property portfolio of approximately 200 properties.
- Build and maintain professional relationships with property owners, tenants, and contractors through email and phone communication.
- Coordinate maintenance requests and ensure timely follow-up with all stakeholders.
- Manage lease renewals, rent reviews, tenancy matters, arrears, notices, and general portfolio enquiries.
- Review routine inspection reports and coordinate follow-up actions relating to maintenance, tenancy, or compliance matters.
- Maintain accurate property records and ensure all tasks are completed promptly and thoroughly.
- Deliver exceptional customer service while managing multiple priorities in a high-volume environment.
- Take ownership of your portfolio while working independently with minimal supervision.
What You'll Need
- Valid Australian Property Management Licence (Essential)
- Proven experience independently managing an Australian residential property portfolio.
- Strong understanding of Australian residential tenancy legislation and property management best practices.
- Excellent written and verbal English communication skills.
- Strong organisational and time management skills with exceptional attention to detail.
- Ability to work independently, prioritise competing tasks, and proactively manage a busy portfolio.
- Professional, reliable, and client-focused approach.
Nice to Have
- Previous commercial property management experience (highly regarded but not essential).
Important Notes
- This role focuses exclusively on property management operations.
- Trust accounting and transactional accounting duties are not part of this position. Rent receipting, owner disbursements, invoice payments, and similar accounting functions are managed separately by the client's Accounts team.
- You must be available and contactable via email and phone throughout Australian business hours.
