Property Conveyancing Paralegal (Remote - PH Based)

Cosy Hauz is a fast-growing, London-based property development company. We acquire and transform neglected properties into high-quality residential homes (HMOs, flats, and luxury residences).

As a Property Conveyancing Paralegal, you will directly support our Property Transactions team in managing our legal pipelines. This is not a passive administrative role. We are seeking an assertive, highly organised, and technically proficient legal professional who can operate with high autonomy, navigate UK regulatory frameworks, and proactively drive transactions to exchange and completion.

Key Responsibilities

• Pipeline Management & Progression: Coordinate legal processes relating to property acquisitions, sales, remortgaging, and disposals. Independently manage trackers to ensure critical contract deadlines are strictly met.
• Active Stakeholder Chasing: Actively push external UK-based solicitors, agents, lenders, and local authorities. This requires a high degree of phone-based assertiveness to cut through gatekeepers and bypass communication delays.
• Legal Documentation & Review: Assist in preparing and reviewing critical legal documentation, including Heads of Terms, sale contracts, leases, development agreements, and security documents.
• Due Diligence & Title Analysis: Manage due diligence processes. Collect, review, and flag issues within title documents, local authority searches, planning permissions, and other property-related packs.
• Post-Completion & Compliance: Handle post-completion administration, including preparing HM Land Registry applications (AP1, TR1, RX1), preparing Stamp Duty Land Tax (SDLT) returns, and monitoring the discharge of charges.
• Direct Pipeline Reporting: Actively assess risk on ongoing transactions and provide direct, transparent, and low-context progress reports and risk evaluations directly to UK operations leaders.
• File Management: Maintain highly organised electronic files and transaction logs within our Case Management System (CMS), ensuring absolute compliance with data-retention guidelines.

Requirements

• Experience: 2–3 years’ direct experience in Australia or UK residential property conveyancing, real estate legal support, or a transactional paralegal role.
• Technical Knowledge: Proven familiarity with UK property law, HM Land Registry procedures, and SDLT filings. Experience using legal Case Management Systems (e.g., LEAP, Actionstep, or similar) is required.
• Regulatory & Compliance Competency: Strong working knowledge of UK Anti-Money Laundering (AML) checks, Know Your Customer (KYC) requirements, and GDPR/data protection principles.
• Communication & Assertiveness: Exceptional verbal and written English. You must be comfortable picking up the phone to drive external parties, challenging pushback constructively, and escalating critical bottlenecks internally without hesitation.
• Problem-Solving Mindset: Ability to work autonomously under pressure, identify legal or practical bottlenecks early, and present proposed solutions rather than just reporting problems.
• Work Environment: Resilience and lifestyle compatibility with fixed UK working hours (mid-afternoon to late-evening PHT).
