Bangkok condos average 12–18 months on market. A single unit may be listed by 20 agents at 4 different prices. Sellers get 30 calls, zero accountability, and no outcome. SPP fixes that with one exclusive mandate, one dedicated Account Manager, and one point of accountability.


The pilot validated the hypothesis. Sellers in Thailand want professionalism. They respond to commitment. The Sales Director we hire now will lead the team that capitalises on it.

How it works

Base Salary

฿100,000 – ฿130,000 / month

Fixed monthly. Within-band placement depends on experience.

OTE at target

฿130,000 / month

Achievable from ~Month 3 per base-case model as team productivity ramps.

THE ROLE

Title: Sales Director, Exclusive Seller Programme

Location: Bangkok, on-site

Nationality: Open to all — WP sponsored


Core Responsibilities

1. Team Leadership & Scaling (THE CORE PRIORITY)

Own the hiring, onboarding, and ramp of the sales team. Take headcount from 10 to 30+ in 3 months. Build the coaching framework, set KPIs, run weekly deal reviews, and create a culture of ownership and accountability. This is the single most important thing this role does.

2. Seller Pipeline Ownership

Oversee all seller lead flow and team assignment. Drive fast response times and high conversion from lead to signed exclusive mandate. Personally step in to help your team close complex or high-value seller cases.

3. Client & Seller Experience

Ensure every seller has a premium, professional experience from first contact to mandate signing. Handle escalations, objections, and negotiation challenges. Build the seller journey that earns repeat listings and referrals.

4. Promgram Efficiency

Improve scripts, pitch decks, SOPs, seller dashboards, and CRM workflows. Analyse conversion data, and identify bottlenecks. You're not just running the system, you're continuously making it better.

5. Cross-Functional Collaboration

Coordinate with buyer agents, legal, operations, and marketing to ensure contracts, pricing, and documentation are accurate and fast. Manage transaction-stage bottlenecks and drive speed to close.


THE CHALLENGE

The 10 to 30+ target in 3 months is not aspirational, it is the operational commitment this role is hired to deliver. It requires someone who has done this before: recruited fast, onboarded in parallel, built a coaching structure while hiring into it, and maintained team productivity through rapid growth. Candidates without documented team-scaling experience at this velocity will struggle. Candidates with it will find this role one of the most significant on their career timeline.


WHO WE'RE LOOKING FOR

We are not looking for the most senior person available. We are looking for the right person — someone who is execution-driven, genuinely hungry to build, and whose experience map matches the specific demands of this role.

Must-Have • 5+ years in real estate, PropTech, or seller-side sales in Southeast Asia • Documented track record of scaling a sales team — not just managing a stable one. • Personal closing history with metrics attached: quota attainment, deal count, GMV, or mandate figures. • English fluency required for internal operations. Thai is a strong advantage for seller-side coaching. • Bangkok-based, or able to relocate and be on-site within 60 days of offer.

This Role Is Probably Not For You If

• Your real estate experience is exclusively buyer-side, HNW, or ultra-luxury (30M+ THB tier).

• You've never had direct reports, or only managed customer-success / retention functions.

• You are currently a Head of Sales / VP / Director at a 200+ person company. This is a builder role, not a Director-tier scope.

• You prefer fully-established playbooks and a settled team over a high-velocity build environment.
