Role Overview

Adoni Property Group is seeking an experienced construction manager to lead a new 40-unit ground-up residential rental project in Tenafly, NJ. You will manage all daily site operations, ensuring the project remains on a strict timeline while maintaining high quality and safety standards.

Responsibilities

Site Management: Oversee daily operations, including site cleanliness, scheduling, and calling for inspections.

Project Oversight: Schedule and supervise the building processes.

Subcontractor Leadership: Strictly manage subcontractors and suppliers to schedule. This position is not responsible for procurement.

Quality Control: Review subcontractor work quality and ensure strict compliance with building codes and architectural plans. No change orders.

Coordination: Act as the central point of contact.

Reporting: Predict needed resources and provide regular internal progress reports.

Candidate Requirements

Experience: 12+ years of total directly relevant construction experience, including multi-family apartment building development.

Technical Skills: Able to read and interpret plans, call for inspections, understand engineering principles, be able to read a developer agreement and be knowledgeable of finishing work across all trades.

Leadership: Strong management skills with the ability to act as a "boss" to subcontractors and set clear priorities.

Communication: Skilled at dealing with subs and Town officials, able to listen and carry out ownership directions.

Physical Demands: Ability to stand for several hours, walk on uneven ground in various climates, and lift up to 100 lbs.
