Job Purpose
The focus of this role is the construction-stage of housing development projects. You will ensure all design information is fully coordinated, technically robust, buildable and delivered on time and fully aligned with Quantum's client requirements. As Senior Design Coordinator you will act as the central point of contact for all design-related matters during construction including structural, planning, architectural, utilities and landscaping.
You will collaborate closely with the Head of Design Management, Contracts Manager, external consultants, subcontractors, and internal teams to manage design development, technical queries, document control, and BCAR compliance, proactively resolving issues to maintain programme certainty and build quality.
Key Responsibilities
- Lead design coordination on live construction projects
- Act as the focal point for design queries and technical issues
- Manage consultant deliverables, RFIs, technical submittals, and shop drawings
- Ensure drawings and specifications are coordinated across all disciplines
- Maintain document control systems (e.g., Zutec CDE platform)
- Track design changes and manage revisions with the wider project team
- Support BCAR compliance, design sign-offs, inspections, and certifications
- Chair Design Team Meetings (DTMs) and technical workshops
- Review construction drawings for buildability and coordination issues
- Liaise with site teams to resolve design clashes efficiently
- Identify and mitigate design risks impacting cost, programme, or quality
- Coordinate specialist subcontractor design packages
- Support value engineering and practical construction solutions
- Provide regular design status updates to the Contracts Manager
- Degree in Civil Engineering, Construction Management, or related discipline
- Minimum 5 years' experience in a Design Coordinator / Senior Design Coordinator role
- Strong construction-stage design coordination experience
- Experience on residential, commercial, or mixed-use developments
- Familiarity with BCAR processes and Irish building regulations
- Proven ability to manage multiple design packages simultaneously
- Excellent communication and stakeholder management skills
- Strong organisational and document control capability
- Working knowledge of AutoCAD / Revit and CDE platforms (Zutec experience an advantage)
- Proactive, detail-oriented, and solution-focused mindset
