Director of BTR Portfolio Management

Center Creek Capital Group, a dynamic real estate private equity firm, is seeking an experienced professional to serve as Director of Portfolio Management to join its team in Washington DC. In this position, you will lead the organization’s portfolio management functions, responsible for maximizing total returns of the fund(s) you manage. This is an opportunity to participate in the full spectrum of investment management activities, reporting directly to the Managing Partner and its COO.
Specific Responsibilities:
- Set and execute strategy to enhance the performance of investments, including Build-to-Rent (BTR) communities and legacy scattered-site single family rental (SFR)
- Determine strategies for acquisition and disposition of assets, allocating capital across target markets, and optimizing capital efficiency, including the effective utilization of financing
- Overall accountability for P&L performance of portfolio investments
- Oversee fund-level and portfolio-level cash planning and liquidity management, including forecasting cash needs, monitoring reserve balances, and coordinating capital allocation strategies across investments
- Oversee third party property managers, negotiate and maintain property management agreements
- Oversee annual budgeting, forecasting, and financial planning processes across portfolio investments
- Monitor portfolio-level KPIs to ensure marketing, lease-up, renewals, R&M, and other costs are in line with or exceeding projections to maximize AFFO
- Coordinate cross-functional teams to ensure timely execution of portfolio initiatives and deliverables in a cost-effective manner that enhances asset value
- Negotiate terms for financing facilities and the accompanying loans docs in coordination with counsel
- Manage property and portfolio acquisitions and dispositions, including negotiating purchase/sale agreements (PSAs) and overseeing transaction management team to ensure successful closing
- Maintain a strong network of industry contacts and staying abreast of industry developments and operational best practices, and identifying potential opportunities and strategic partners
- Produce timely and accurate reporting on fund performance for senior management as well as for investors, and assist in managing investor relationships for fundraising purposes
- Sit on the Investment Committee to review potential acquisitions prior to final go/no-go decision
Qualifications:
- Bachelor’s degree in Finance, Rel Estate or related field with strong record of academic achievement; Master’s degree a plus
- Minimum of 4-6 years of SFR/BTR portfolio management, analysis/asset management experience
- Advanced proficiency with Microsoft Excel is essential along with experience utilizing AI to improve efficiency
- Strong experience with financial modeling, including detailed property-level financial statement analysis, budgeting/forecasting, performance metrics (revenue optimization and expense management), and market analysis
- Highly organized, extremely proactive and detail oriented with the ability to multitask and communicate effectively
- Ability to manage a team including portfolio management and investment associates, accounting, and transaction management, as well as external third-party professional service providers
- Willingness to put in additional time as needed based on workload, deadlines and meeting schedules
- Strong sense of personal motivation, responsibility, and entrepreneurship
