We are seeking a highly talented Marketing Manager to join our team and play a pivotal role in modernizing, transforming, and leading our marketing ecosystem. In this role, you will turn marketing operations into a data-driven, AI-powered growth engine, leveraging advanced analytics, automation, and intelligent technologies to accelerate leasing performance, enhance the resident experience, and strengthen engagement with property owners.
The ideal candidate combines a deep understanding of property management operations with the ability to strategically align marketing initiatives with leasing results, retention objectives, and overall asset performance — and brings a highly innovative mindset with a passion for exploring and implementing emerging technologies, AI-driven solutions, and creative marketing strategies that challenge traditional approaches and drive measurable results.
This is a full-time position offering a competitive salary and comprehensive benefits package.
Salary: $120,000 – $130,000/year, commensurate with experience. This position is also eligible for a discretionary bonus based on individual performance and overall company results.
Responsibilities Include But Are Not Limited To
- Develop and execute data-driven marketing strategies by analyzing market trends, customer behavior, competitor activity, and portfolio performance to drive leasing, resident retention, and overall asset growth.
- Lead multi-channel campaigns and optimize marketing operations—including digital, social media, email, and advertising—while managing budgets, measuring results, identifying at-risk renewals, and delivering actionable insights to maximize ROI and property performance.
- Implement and manage marketing automation and AI-enabled tools to streamline prospect follow-ups, enhance personalized communication, improve leasing conversion rates and provide on-going data analytics via AI tools and platforms.
- Develop automated resident communication and engagement initiatives to strengthen retention and elevate the resident lifecycle experience.
- Identify, evaluate, and introduce new marketing technology solutions that improve operational efficiency and enhance the resident experience.
- Develop and manage referral and loyalty programs supported by digital tracking tools.
- Strengthen brand reputation among residents, property owners, employees and investors by ensuring brand consistency and actively managing online reviews and digital presence.
- Collaborate with external marketing agencies and vendors to maximize performance and efficiency.
- Provide training and guidance to property management staff to ensure marketing initiatives are effectively executed at the property level.
- Support property teams with website updates, social media management, pricing updates, promotions, marketing material supplies and digital content.
- Stay current with industry trends and emerging technologies to keep marketing strategies innovative and competitive. Ensure that Ironstate remains on the cutting edge of industry trends
- Ensure all marketing initiatives comply with applicable laws and regulations.
- Bachelor’s degree in Marketing, Business, Communications, or related field (advanced degree a plus).
- 5+ years of multi-family marketing experience, preferably with leadership exposure in multifamily or real estate.
- Proficiency in using data analytics, marketing automation, and AI tools to improve leasing, retention, and marketing performance.
- Strong understanding of property management operations and the leasing/renewal lifecycle.
- Proven ability to develop and execute marketing strategies that drive occupancy, resident engagement, and asset performance.
- Skilled in managing multi-channel campaigns, budgets, and external vendors.
- Excellent communication, collaboration, and project management skills.
- Strong understanding of digital lead generation and conversion strategies.
- Strong project management skills with the ability to manage multiple projects simultaneously.
