Position Title: Business Development Manager

Location: Kitchener-Waterloo Region

Salary: $100-$130K per year


1.0 Reporting Relationships

The Business Development Manager reports directly to senior leadership.


2.0 Primary Function

The primary function of this role is to identify, develop, and maintain new and existing business opportunities. This includes qualifying leads, prospecting accounts, and engaging with decision-makers to drive growth.


3.0 Principal Duties

  • Identify and evaluate new and existing business opportunities and develop strategies to attract new clients.
  • Support long-term project development initiatives through research of public records, development applications, site activity, and collaboration with industry stakeholders.
  • Conduct outreach activities, including cold calling, to connect with prospective clients.
  • Research and respond to inquiries from businesses and the public regarding development opportunities.
  • Analyze market trends, competitors, and customer behavior to support marketing and sales strategies for industrial and commercial offerings.
  • Utilize industry publications, digital platforms, and professional networks to identify upcoming opportunities.
  • Review tender requests, identify viable opportunities, and collaborate with estimating teams to prioritize pursuits.
  • Develop, execute, and evaluate marketing initiatives and promotional materials independently and in collaboration with leadership.
  • Plan, direct, and assess sales activities within commercial and industrial sectors.
  • Coordinate regional and divisional sales efforts.
  • Contribute to the development of sales-related policies, procedures, and strategic planning initiatives.
  • Support strategic planning for products and services.
  • Maintain high levels of client satisfaction and retention by ensuring expectations are met or exceeded.
  • Build and maintain strong relationships with clients, partners, and industry contacts.
  • Participate in client meetings and effectively communicate value propositions, capabilities, and brand positioning.
  • Expand industry presence through participation in relevant associations and networking opportunities.
  • Lead and support contract negotiations, including preparation and review of agreements for leadership approval.
  • Collaborate with project teams to support scheduling and execution considerations during contract negotiations.
  • Work closely with leadership to ensure alignment of marketing messaging and field execution.
  • Partner with internal departments to ensure project profitability and competitive pricing.
  • Track, follow up, and report on tender activity and outcomes.
  • Maintain accurate records of sales activities and client interactions within CRM systems.
  • Develop and maintain strong relationships with suppliers and coordinate procurement activities as required.
  • Monitor market conditions, including material cost fluctuations and supply trends.
  • Manage supplier agreements and support contract-related financial processes, including progress invoicing and documentation.


4.0 Requirements

  • Minimum of 3 years’ experience in construction, structural steel, or a related industry.
  • Proven track record in business development or customer relationship management.
  • Strong interpersonal, communication, and negotiation skills.
  • Highly organized, self-motivated, and capable of working independently.
  • Proficiency in standard business software (e.g., Microsoft Office Suite, collaboration tools).
