About The Role
- As a loan Processor specializing in RTL (Residential Transition Loans – Fix & Flip/Bridge), you’ll manage loan files from initial approval through closing. You’ll coordinate third-party orders, collect and validate documents, clear conditions, and keep all stakeholders aligned to ensure fast, accurate, and smooth closings. This role requires a strong understanding of RTL workflows—ARV-driven valuations, rehab budgets, scopes of work, entity docs, title/insurance, and quick-turn timelines—plus exceptional customer service to guide investors confidently through each step.
- Review applications and borrower/entity documentation for completeness (LLC/operating agreements, EIN, COI, resolutions).
- Validate project budgets and scopes of work; coordinate corrections with borrowers/contractors as needed.
- Order and track third-party reports: ARV appraisals/BPOs, title, insurance (builder’s risk & liability), flood certs, background/business checks.
- Coordinate with title/escrow on lien searches, payoffs, tax/utility prorations, wiring instructions, and entity name consistency.
- Clear underwriting conditions quickly and accurately; escalate risk or exceptions promptly.
- Maintain timely, proactive communication with borrowers, brokers, and internal teams; set expectations and provide clear next steps.
- Keep LOS records organized and up-to-date; ensure clean, audit-ready files prior to closing handoff.
- Identify risks/fraud red flags (straw borrowers, mismatched title vesting, suspicious invoices) and collaborate with underwriting/compliance.
- Identify and resolve issues that could delay closing, escalating when necessary.
- Provide clear, professional updates to all stakeholders throughout the process.
- Recommend process improvements to remove bottlenecks and enhance speed and borrower experience.
- Customer Service Excellence: Empathetic, responsive, and proactive communicator who builds trust under tight timelines.
- RTL Knowledge: Understanding of ARV methodology, LTV/LTC, renovation budgets, scopes, permits, and fix & flip workflows.
- Detail Orientation: Meticulous with numbers, names, vesting, fees, insurance coverage, and document accuracy.
- Problem-Solving & Critical Thinking: Anticipates issues, resolves obstacles, and keeps files moving.
- Adaptability: Thrives amid rapid change, shifting priorities, and startup pace.
- Communication Skills: Professional, empathetic, and proactive in both written and verbal interactions.
- Processing experience in RTL/Fix & Flip/Bridge or private/hard money lending.
- Familiarity with investor entities (LLC/LP/Corp), assignments, and title/escrow practices.
- Comfort working with contractors, draws, and inspection requirements.
- Background in real estate, mortgage, or financial services.
- Familiarity with loan processing and compliance requirements.
- Loan origination and processing software (e.g., Encompass, LendingPad, or similar).
- Microsoft Office Suite (Excel, Word, Outlook).
- CRM systems for borrower communication and tracking.
- Digital document management platforms (e.g., DocuSign, SharePoint).
- Appraisal/valuation ordering portals and title/escrow collaboration tools.
