Commercial Project Manager - General Contractor (Ground-Up & TI)

This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. You'll play a critical role in delivering high-quality commercial projects while driving schedule, cost, and performance.
Responsibilities
- Lead commercial construction projects from preconstruction through completion
- Develop and manage project schedules, budgets, and cost forecasts
- Oversee subcontractor bidding, scope leveling, and buyout
- Manage contracts, RFIs, submittals, and change orders
- Partner with Superintendents to ensure alignment between field execution and project plan
- Coordinate with clients, architects, engineers, and consultants
- Ensure compliance with Los Angeles building codes, permitting, and safety requirements
- Identify project risks and drive proactive solutions
- Lead OAC meetings and maintain strong client communication
- Manage project closeout, punch lists, and final turnover
- 5-10+ years of experience with a General Contractor
- Proven track record managing commercial ground-up and/or TI projects
- Strong knowledge of construction scheduling, cost control, and subcontractor management
- Ability to read and interpret plans and specifications
- Experience managing multiple projects simultaneously
- Familiarity with Los Angeles permitting processes preferred
- Proficiency in Procore, Bluebeam, MS Project, or similar
- Strong leadership and communication skills
