1 Seed Partners LLC (1SP) provides smaller real estate entities with investment capital in exchange for long-term general partner (GP) stakes. Through the application of a rigorous investment process to identify best-in-class real estate investments with GP economics, 1SP’s innovative structure seeks to provide investors with access to attractive small and early-stage real estate firms diversified across sectors. 1SP is looking for a Fund Controller to oversee accounting and reporting for its commingled, open-end fund, 1SP Seeding and Strategic Capital Fund III, LP, which had its initial close in 2025.
Position Overview:
The Fund Controller will report directly to the Chief Accounting Officer (CAO) and play a crucial role in overseeing open-end fund reporting. This individual will be a key addition to our accounting and financial reporting team and company as a whole. The successful candidate will have excellent communication skills, capable of presenting complex financial data clearly and concisely to the partners and investors.
Key Responsibilities:
· Manage and oversee open-end fund reporting, with a strong focus on investments in underlying real estate-related firms’ funds.
· Collaborate with the CAO to ensure accurate and timely financial reporting.
· Review quarterly and annual financial statements, waterfall analysis, management fees, and other allocations.
· Calculate investment and fund level performance metrics including gross and net IRRs, time-weighted returns, and multiples.
· Synthesize and present financial data to the partners and investors in a clear, concise manner.
· Work closely with the fund administrator on the day-to-day accounting for the fund, as well as capital calls and distributions to investors.
· Work with the fund administrator and legal team on new investor onboarding including overseeing AML/KYC.
· Work closely with the investments team to support strategic financial decisions.
· Work closely with underlying investment partners to ensure proper accounting treatment and financial reporting, as well as to ensure accuracy of capital activity between the underlying investments and our fund.
· Perform financial analysis and forward-looking projections at the investment and fund levels.
· Work with the auditors and fund administrator during the annual audit, as well as oversee the tax preparation process with external providers.
· Work with Investor Relations team to assist with investor questions and due diligence questionnaires (DDQs)
· Ensure compliance with fund reporting regulations and standards.
· Prepare and monitor fund-level expenses and vendor payments.
Qualifications:
· Bachelor’s degree in Accounting, Finance, or related field; CPA preferred.
· 7-10 years of private equity fund accounting experience.
· Extensive experience in open-end fund reporting, ideally working within a structure that includes underlying investment or joint venture partners, and preferably in the real estate sector.
· Proven ability to communicate financial information effectively to senior management and investors.
· Strong understanding of fund accounting, financial analysis, and reporting standards.
· Ability to communicate and be an ongoing, effective liaison between, and resource for, 1 Seed Partners and its investment partners.
· Ability to work collaboratively in a team-oriented environment.
· Attention to detail is very important.
