Position: Lead Maintenance Technician

Position Summary:

Richmark Properties is currently seeking an experienced and dependable Lead Maintenance Technician to oversee all aspects of maintenance operations at an apartment community. This position plays a critical role in maintaining property standards, ensuring resident satisfaction, and managing maintenance-related budgets and schedules.

Key Responsibilities:

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies
• Order and track maintenance parts and supplies, ensuring expenses stay within budget
• Maintain and service pool equipment (pool certification required)
• Schedule and manage vendor services as needed
• Ensure compliance with federal Fair Housing laws and all applicable local regulations
• Provide leadership and training for maintenance staff
• Respond to after-hours maintenance emergencies as part of on-call rotation

Qualifications:

• EPA Universal or Type II HVAC Certification (Required)
• Strong working knowledge of HVAC systems, electrical, plumbing, and general property maintenance (Required)
• Minimum of 2 years' experience as a Lead Maintenance Technician or Assistant Lead
• High school diploma or equivalent (Preferred)
• Must pass background screening and possess a valid driver’s license
• Reliable transportation and availability for after-hours/on-call duties required

Schedule:

• Full-Time
• On-Call Rotation Required
• Weekend Availability Required
