CapitaLand International USA team is a dynamic, lean team that is responsible for investment activities of the CapitaLand Group in the residential rental (student housing, multifamily and single-family build-to-rent), hotels and “new economy” commercial real estate (tech-focused office, suburban office, industrial, life science, data centers) sectors in the United States, with a focus on growth markets. Across the various vehicles, CapitaLand International USA currently manages about 65 assets with a total value of approximately US$4 billion and is focused on rapidly increasing our assets under management over the next five years. The team operates from two office locations – New York City and Los Angeles.

The Job
As part of the CapitaLand International USA Asset Management team, you will be responsible for the following:
- Preparation, analysis, review, and consolidation of the monthly asset management reports
- Support in the preparation of annual property valuation models and portfolio analytics for various asset classes
- Work with US Asset Management team to maintain operational best practices and enhance reporting for sector and property level performance
- Support in the implementation of asset strategies and plans to optimize operations and values, including:
- Preparing budgets, forecasts, reforecasts and business plans for the assets
- Monitoring and analyzing property performance
- Assisting in reporting asset performance to the Board/Management
- Preparing annual strategic plans and presentations
- Preparing property-level analyses and presentations (Argus Enterprise experience strongly preferred)
- Taking responsibility for reporting on all aspects of the USA assets, from managing monthly reporting to ad hoc data queries
- Managing Sustainability reporting/monitoring and ad hoc Sustainability requests
- Preparing cash-flow analysis to support major leasing or capital investment decisions
- Working with audit team to complete ad hoc requests
- Driving forward efficient process to seek relevant approvals and payment of invoices, in accordance with CapitaLand’s policies
- Partnering with various stakeholders to ensure timely and accurate delivery of reports
- Monitoring and studying market trends and their impact on asset performance
- Assist with other special projects, investment & asset management related tasks and corporate initiatives as needed
Requirements
- Bachelor’s degree
- 2-3 years of relevant working experience with sound quantitative skills and a strong foundation in financial modelling and analysis
- Familiar with real estate markets and real estate valuation methodologies (e.g. DCF, Direct Cap, Cost/Sales Comp approaches)
- Proficient in Microsoft Excel, PowerPoint and Word
- Experience with ARGUS Enterprise is preferred but not required
- A self-starter who is proactive and able to work independently
- A solution-driven individual who can prioritize workloads to meet multiple deadlines
- Excellent verbal and written communication skills and interpersonal skills
- Attention to detail and ability to work well under pressure and deliver on tight reporting deadlines
- Able to communicate and work effectively with stakeholders and especially with our HQ in Singapore to align required practices and standards
