The Vice President (VP) - Construction for Single Family Renovation (SFR) plays a key leadership role in overseeing and driving the success of all SFR renovations for the highest quality newly acquired homes, large internal renovation projects, and strategic renovation of homes to be sold. Responsible for establishing and executing the vision for AMH’s acquisition renovation division ensuring timely operational excellence, adherence to financial budgets, and best in class quality standards are delivered to national internal property management teams. Also responsible for calculated renovations on properties which exit the portfolio ensuring optimal financial results are achieved. Manages and develops departmental business planning, a wide range of renovation initiatives, budgets, solving internal or external challenges, and continually educates and develops high performing team members. Supervises the corporate purchase order staff and a team of national elite regional managers who direct AMH’s core competencies and the departments key initiatives at a market level.
Responsibilities
- Plan, coordinate, and oversee high performing renovation construction teams; develop and implement a strategic vision for the organization's best in class industry leading portfolio.
- Define detailed clear team objectives and goals for the construction department focused on driving superior brand standards, exceptional quality, reduced cycle time, and forward-looking initiatives.
- Manages monthly costs analysis for all active renovation construction budgets and oversees regular monitoring of financial plans on projects.
- Supervises reporting and project documentation. Tracks the superior performance and progress of each project and customizes as needed.
- Guarantees homes are delivered within strategic budgets and always achieves AMH’s unrivaled excellence in the SFR industry.
- Carefully examines and prevents any budgetary overruns and schedule impacts. Directs the activities of the expert team.
- Manages, trains and coaches individual employees while leading them to reach their peak potential and providing constructive feedback for employee’s growth and development.
- Reviews incoming candidate resumes, interviews, and strategically hires new team members based on the department staffing needs.
- Oversees procurement of superior vendors and contractors for best pricing, efficiency and/or time savings for projects.
- Ensure that materials, supplies, and equipment exceed AMH’s elite industry leading best in class quality standards.
- Works with senior management to foster long term plans for the department around single family real estate renovation construction initiatives and strategic growth.
- Collaborates with SVP - Acquisitions and Dispositions and EVP - Real Estate Investments towards a unified objective.
- Provides regular project updates, construction renovation schedule review, and performance on all projects.
- Bachelor’s degree in Construction, Finance, Real Estate or a related field required.
- Minimum six (6) years of previous construction experience or manager in single-family real estate or property management construction projects required. This includes:
- Understanding of Underwriting and yields
- Understanding of MLS and other real estate tools
- Property valuation/appraisal, trustee sales, and escrow transactions
- Minimum of five (5) years of supervisory experience, managing high performing direct reports.
- Valid driver’s license required.
- State Real Estate License is preferred.
- Demonstrated knowledge of the single-family real estate industry required.
- Intermediate experience of Microsoft Office Suite (Word, Outlook, PowerPoint, and Excel) and Dynamics CRM required.
- Excellent verbal and written communication, planning, budgeting, and business/financial analysis skills.
- Strong leadership, people management, negotiation, and problem-solving skills.
- Must be able to manage multiple deadlines.
Additional Compensation
This position is eligible to receive quarterly bonus payments.
