Senior Vice President, Investments

Our client is a premier, West Coast-focused real estate private equity firm that manages discretionary investment funds and separate account vehicles on behalf of a diverse base of institutional and private capital partners. Having recently closed its third discretionary fund, the firm is actively expanding its team to accommodate significant growth.

The Role
Working closely with senior leadership and the Managing Director of Acquisitions, the Vice President or Senior Vice President will play a leading role in the investment lifecycle, from sourcing and underwriting to closing and asset management. The responsibilities are categorized into the following core areas:
Primary Responsibilities:
Transaction Evaluation and Execution
- Identify Strategies: Identify real estate strategies and investment theses to maximize value in new acquisitions across various asset types.
- Relationship Management: Develop and nurture relationships with developers, brokers, operators, capital partners, and market makers to identify and execute investment opportunities.
- Lead Evaluation: Serve as a lead to evaluate and underwrite potential opportunistic acquisitions, joint venture investments, subordinate debt, and note acquisitions.
- Legal and Financial Fluency: Maintain fluency with key legal documents related to real estate investments and financing.
- Technical Analysis: Model, sensitize, and interpret investments utilizing Argus and Excel software. Present all analysis to the Investment Committee and other stakeholders.
- Acquisition Management: Lead the acquisition process from inception to completion by negotiating, structuring, financing, and closing new investments.
- Due Diligence: Coordinate all due diligence activities, including investment sales, leasing brokers, lenders, tax advisors, and attorneys.
- Investor Materials: Assist in the preparation of fund offering materials, investor presentations, and quarterly reporting.
Portfolio and Asset Management and Dispositions
- Business Planning: Manage leasing, capital, and development plans and prepare business plan updates and valuation analysis for portfolio assets.
- Development Oversight: Maintain oversight of development workstreams and provide coordination between the Design and Construction partners and the investment team.
- Exit Strategy: Manage the disposition of assets, including broker selection, asset reviews, and negotiation of purchase and sale agreements through to closing.
Market Research and Leadership
- Economic Analysis: Research general market and economic conditions to inform acquisition and portfolio strategy.
- Field Research: Complete market visits to coverage areas to establish relationships with local players and provide firm opinions on submarkets.
- Employee Management: Act as an effective player/coach. Evaluate, monitor, and manage analysts and associates on the team, providing performance evaluations and ongoing coaching.
Experience and Education
- 10+ years of demonstrated acquisitions experience in sourcing, evaluating, underwriting, and closing real estate acquisitions. Previous experience from a best-in-class investment manager, private equity firm, investment bank, or REIT is required.
- Experience in primary U.S. investment markets (Central to West Coast experience is required) and multi-asset class knowledge. Exposure to industrial, multifamily, office, and development investments is ideal.
- Bachelor’s degree from a top university specializing in Business, Finance, Real Estate, Accounting, or a related field. A Master’s Degree or M.B.A. in a complementary discipline is preferred.
