About the Role


We are looking for a Director of Purchasing to lead procurement, subcontractor buyout, and execution across active construction projects.


This role is responsible for managing the commercial performance of projects from preconstruction through closeout, with a focus on cost control, subcontractor negotiations, risk management, and ensuring projects are delivered on time and on budget.

You will work closely with project management, preconstruction, and field teams to support successful project delivery and strong financial outcomes.


What You’ll Do


Procurement & Subcontractor Buyout

  • Lead subcontractor and supplier buyout for assigned projects
  • Manage the full procurement process from bid through award
  • Negotiate subcontract agreements, pricing, and commercial terms
  • Ensure complete scope coverage across all trades
  • Build and maintain strong relationships with subcontractors and vendors


Cost & GMP Management

  • Oversee GMP budgets and project cost structures
  • Track buyout performance against budgets and identify variances
  • Support value engineering and cost-saving initiatives
  • Assist with contingency, allowances, and overall cost tracking
  • Partner with project teams on forecasting and cost reporting


Commercial & Contract Management

  • Review and manage subcontract agreements and contract terms
  • Support change order review and negotiation
  • Help resolve commercial issues with subcontractors and vendors
  • Ensure compliance with internal commercial standards and procedures


Project Support & Collaboration

  • Work closely with Project Managers and Superintendents to support execution
  • Provide commercial input during preconstruction and estimating phases
  • Align procurement timelines with project schedules and milestones
  • Participate in project coordination and progress meetings


Leadership

  • Support and mentor project and procurement team members
  • Contribute to improving procurement processes and best practices
  • Support leadership with market insights and subcontractor trends


What We’re Looking For

  • 10+ years of experience in commercial construction, procurement, estimating, or project management
  • Strong experience in GMP, CMAR, or negotiated project environments
  • Proven ability to manage subcontractor buyout and contract negotiations
  • Strong understanding of construction costs, budgets, and forecasting
  • Ability to manage multiple priorities across active projects
  • Strong communication and relationship management skills


Nice to Have

  • Experience on large commercial projects (multifamily, hospitality, healthcare, mixed-use, etc.)
  • Strong subcontractor relationships in relevant markets
  • Experience working closely with field teams and project leadership
