We are looking for an experienced chief engineer in Atlanta, GA to report to the General Manager on all areas of building and property operations.
- Perform daily walkthroughs of property and overall daily visual check of HVAC, irrigation, any roof leaks and other pertinent equipment, as well as turning on common area music and directories.
- Monitor and oversee the vendors who maintain and repair the systems (i.e. fire alarm, fire sprinkler, etc.) and ensure work is completed in a satisfactory manner and meets with the service contract requirements and applicable codes.
- Monitor/maintain responsibility for tenant services, preventative maintenance, inventory control, contracted maintenance, general maintenance and technical proficiency.
- Perform minor plumbing, electrical systems and general building repairs.
- Formulate and implement the preventative maintenance program for the building.
- Monitor the quality and pricing of maintenance work performed by outside contractors, in addition to review bids for projected jobs.
- Be able to operate/evaluate HVAC building control systems to operate efficiently.
- Comply with all policies and procedures established for the building.
- Ability to work long hours occasionally and some weekends.
- Act as the on-call engineer for the facility.
- Actively participate in emergency response procedures, fire drills, technical and safety training programs.
- Perform all work using the proper safety equipment and in a safe manner.
- All other duties as assigned.
- Minimum 5 years’ experience in multi-story office building Maintenance operations.
- Knowledge of all HVAC systems and controls.
- Knowledge of maintenance and operation of building and fire life safety systems.
- Good interpersonal skills and a positive team attitude.
- Knowledge of computers and operations and office automation applications, including Microsoft Office and Adobe Acrobat.
- Strong customer service orientation.
- Excellent verbal and written communication skills.
- The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
- High school diploma or GED.
