Position Title: Commercial Property Manager
Reports To: VP of Portfolio and Asset Management
Position Overview
The Commercial Property Manager is responsible for the full operational and financial management of a portfolio of small bay industrial and flex properties throughout Palm Beach County. This role requires strong leadership, financial acumen, and hands-on oversight to ensure asset performance, tenant satisfaction, and strict compliance with company policies and regulatory requirements. responsible for the day-to-day operations of the portfolio, including tenant relations, vendor management, lease administration, budgeting, CAM reconciliations, collections, and property inspections.

Key Responsibilities
· Oversee the day-to-day management and operations of a small bay industrial/flex portfolio
· Serve as the primary point of contact for tenant communications, customer service, and issue resolution while fostering strong tenant relationships and retention
· Bid, negotiate, and administer vendor contracts, including oversight of vendor performance, insurance compliance, and service quality
· Manage all lease administration functions, including lease abstracting, rent commencements, defaults, renewals, tenant notices, and compliance tracking
· Prepare lease renewals, amendments, notices, and related lease documentation
· Negotiate lease renewal terms directly with current tenants in coordination with Asset Management
· Monitor tenant collections, proactively manage delinquencies, and coordinate enforcement actions following default
· Prepare and manage annual operating budget, reconciliations, and related tenant billings and correspondence
· Review, approve, and code invoices accurately for accounts payable processing and expense allocation
· Establish and execute routine property inspection programs, including weekly, monthly, quarterly, and annual inspections
· Coordinate tenant move-ins and move-outs in accordance with property procedures and lease requirements
· Manage capital improvement projects and major building repairs, including budgeting, bidding, and project execution
· Maintain accurate tenant, vendor, and lease records within Yardi Voyager and other property management systems
· Ensure tenants and vendors maintain required insurance coverage and compliance documentation

Education
Bachelor’s degree or a related field preferred
Experience
3- 5 years of commercial property management experience (industrial/flex preferred)
Additional Qualifications
- Strong knowledge of financial reporting and building operations
- Ability to analyze, prioritize, and delegate effectively
- Demonstrated experience managing vendors
- Experience reviewing and negotiating commercial lease and contract language
- Advanced proficiency in Microsoft Office
- Yardi experience preferred
- Ability to manage multiple properties and priorities effectively
- Self-starter with strong accountability and independent work ethic
