Director of Housing

A growing real estate investment and property operations organization is seeking a Director of Operations | Student Housing Portfolio Operations to oversee the operational performance of a multi-property student housing portfolio. This leadership role is responsible for driving operational excellence across leasing, financial performance, maintenance operations, staffing, resident experience, and portfolio-wide strategy execution.

The ideal candidate will bring a strong background in multifamily or student housing operations, experience leading regional or portfolio-level teams, and the ability to balance hands-on operational oversight with high-level strategic execution.

KEY RESPONSIBILITIES

• Oversee day-to-day operations across a portfolio of student housing properties, ensuring achievement of occupancy, revenue, leasing, and operational goals
• Lead and support Portfolio Managers, Property Managers, Leasing Teams, and operational staff
• Monitor and analyze KPIs including occupancy, pre-leasing velocity, rental rates, concessions, delinquency, operating expenses, and NOI
• Review weekly operational reports and monthly financial statements to identify trends and opportunities for improvement
• Partner closely with accounting and leadership teams to manage budget vs. actual performance
• Develop and oversee annual operating budgets, forecasts, and financial planning initiatives
• Drive leasing and marketing strategies to maintain competitive positioning within local markets
• Conduct regular site visits to evaluate operational standards, maintenance execution, leasing performance, and resident satisfaction
• Implement operational procedures, workflows, and best practices to improve portfolio consistency and efficiency
• Oversee hiring, onboarding, training, development, and performance management of property management teams
• Coordinate with vendors, contractors, and third-party service providers to ensure quality service and cost efficiency
• Support operational onboarding and transition efforts for newly acquired properties
• Prepare operational performance updates and portfolio reporting for executive leadership
• Monitor market conditions, competitive properties, and industry trends to support strategic decision-making
• Collaborate cross-functionally with acquisitions, asset management, accounting, and investor-focused teams

QUALIFICATIONS

• Bachelor’s degree in Business Administration, Real Estate, Finance, or related field
• 5–7+ years of experience in property management, portfolio operations, or real estate operations leadership
• Experience overseeing multiple properties or a regional/property portfolio
• Strong understanding of multifamily and/or student housing operations
• Proven leadership experience managing and developing property management teams
• Experience with leasing strategy, budgeting, financial performance management, and operational execution
• Proficiency with property management systems such as Entrata or similar platforms
• Advanced organizational, leadership, and problem-solving abilities
• Strong written and verbal communication skills
• Ability to manage multiple priorities in a fast-paced operational environment
• Willingness to travel periodically to portfolio locations
• Bilingual English/Spanish preferred
