The Business & Financial Analyst will serve as a key driver of Northgate’s growth strategy, with a primary focus on identifying, evaluating, and executing acquisition opportunities that expand the company’s 3,500+ cabin, RV, and tent site portfolio. This role will lead acquisition underwriting, capital raising, financial modeling, and investor relations while also supporting portfolio-level performance management, forecasting, and strategic revenue growth. This is a full-time position located in the Grand Rapids, MI office.
Duties & Responsibilities
- Lead deal execution across the development pipeline, including capital stack structuring (senior debt, mezzanine, LP equity), underwriting, financial modeling, and closing coordination
- Build and maintain institutional-grade financial models in Excel, including pro formas, scenario and sensitivity analyses, and waterfall structures with preferred returns and LP/Sponsor profit splits
- Drive equity capital raises by preparing investor materials (pitch decks, executive summaries, operating agreement summaries, market sizing, and analog comparisons) and managing investor outreach campaigns
- Own investor relations across the active portfolio, including drafting investor updates, responding to diligence questions on preferred return mechanics and cost pass-through provisions, and managing DocuSign execution of operating agreements and subscription documents
- Prepare and present senior debt financing packages to lenders, including bank loan presentations, term sheet negotiation support, and metrics packages (LTV, DSCR, debt yield)
- Conduct portfolio-level financial diagnostics to identify margin compression, NOI underperformance, and operational improvement opportunities; build frameworks with watch-list properties, scenario targets, and action trackers
- Lead acquisition and development underwriting for camp-resort, RV park, marina, and mixed-use opportunities, including land basis analysis, replacement cost benchmarking, cap rate methodology, and entitlement risk assessment
- Coordinate with external partners, including capital markets brokers, institutional LPs, and family offices, lenders, attorneys, and accountants
- Support strategic narrative development for institutional pitches, aligning property-level stories across the Camp Fimfo and Jellystone brand portfolios
- Interface with the CFO, CEO, Chairman, and ownership group on capital planning, deal prioritization, and investor communications
- Participate in other projects and activities as assigned
- Bachelors degree in finance, accounting, real estate, economics, or a related field; MBA or CFA a plus
- 5+ years of experience in real estate private equity, investment banking, corporate development, or principal investing, with a preference for hospitality, RV/outdoor, multifamily, or mixed-use experience
- Demonstrated track record of closing equity raises and debt financings
- Advanced Excel skills required, including pro forma construction, waterfall modeling, scenario and sensitivity analysis, Power Query, pivot tables, and data modeling
- Strong working knowledge of partnership tax structures (Form 1065 fundamentals), depreciation and cost segregation strategy, bonus depreciation timing, and how these drive investor returns
- Experience with investor reporting workflows, DocuSign, data rooms, and CRM tools
- Familiarity with Google Workspace (G-Suite)
- Strong analytical thinking with the ability to translate complex financial models into clear investor narratives
- Excellent written communication skills, including the ability to draft polished, professional outreach emails and investor updates with appropriate tone calibration
- Demonstrated ability to manage multiple concurrent transactions across the deal lifecycle, from sourcing through close
- Collaborative mindset with the ability to work cross-functionally with operations, finance, development, and external partners
- Strong sense of urgency, ownership, and attention to detail, particularly around investor-facing materials and closing documents
- Professional demeanor and discretion in handling confidential information, including LP-specific terms, lender communications, and ownership-level strategy
- Results-oriented with a strong work ethic and the ability to operate effectively in a fast-paced, lean deal team environment
